there is also a distinction between usable area and rental area:
usable area
In commercial leasing,it is the amount of space that can be utilized by tenants within the walls defining their rented space. Contrast with rentable area, which is an artificial measurement of a tenant's usable area plus a tenant's pro rata portion of the common areas.When quoting rent per square foot,landlords usually base the rent on rentable area,not on usable area.

As Built usable floor area of the premises
"As built" is standard construction terminology for drawing/reporting what has actually been constructed. In this case, the calculation has to be made by surveying the completed building and may well vary from that shown in the construction drawings and specification.
