Hello,

"Puis, la société s’est devenue propriétaire du fonds de commerce de résidence de tourisme classé suivant acte en date du 2 mai 2014, et en qualité de cessionnaire du fonds de commerce de la résidence, a repris les baux y attachés, y compris celui visé aux présentes, avec toutes les obligations en découlant."

Is this "obligations" here or "bonds"?

This is a commercial lease.

les obligations = les obligations contractuelles = simply and ONLY "obligations (EN)"

les obligations (translated as "bonds") are financial instruments, a totally different beast ...
