Please help with the correct term in US English. it is part of a long list of options: "The lot can be registered as part of PARCELACIA פרצלציה" (This is not Sub-division!)

subdivision into short plats

Subdivision it surely is, as "parcellation" is not used in the US (unless in relation to cell division in biology). See, for example, the attached link.

neutral Eynati : A subdivision in the USA can be 100s of houses. I thought partzelatziya is into smaller plots.

Why not "subdivision"? פרצלציה literally means parcelization (of land) or a "parcel" in your case. In US thats exactly what the surveyors call parcels of land - Sub-divisions.

The Center was recently awarded a $380,000 grant from the USDA’s National Research Initiative for Rural Development. The grant will allow CLUE to document and analyze the long-term trends in land subdivision in a set of rural Wisconsin communities. CLUE staff will also be working with local planning committees and agencies to jointly develop strategies for managing the unintended negative consequences of land subdivision, or parcelization
