Size

Both studios and efficiencies are typically small apartments meant for occupancy by a single person. They are designed to be basic and inexpensive. For many renters and buyers, these apartments are an affordable way to get into a convenient or upscale location.


Efficiencies

Efficiency apartments, also called bachelor apartments, are always small and feature a combined living and sleeping space. Most efficiency apartments are one room with a separate bathroom. Efficiencies have a kitchenette area attached to the living area. A wall of appliances and counter space is a common setup. The appliances are often smaller than usual, such as a half fridge, a one or two burner stove and a small sink with a small counter area and are more for heating food than cooking full meals.






Studios

Studio apartments are not always small, but are always one room that combines the living and sleeping spaces. Some studios may have an alcove area for sleeping or a loft area that is open to the main room. They feature a separate bath and kitchen with full size appliances.

ИМХО, с учетом комментария аскера и после вычета "региональных" вариантов (efficiency, bedsitter, bachelorette, etc.) остаются только описательные варианты... что совсем не смертельно в данном случае - все же не текст по ядерной физике ;)

Исторически - это не специально построенные здания, как в бывшем СССЗ, а капитальные викторианские постройки, разделенные на отдельные небольшие квартиры, студии или помещения по типу коммуналок, в зависимости от исходного наличия комнат, этажей, лестниц и пр.

В значении HMO - главное, что в одном доме живут не родственные между собой люди, а те кто снимает это жилье в силу мат. или иных соображений. Объективно это соответствует принципу заселения "малосемейного" здания на пост-советском пространстве.

neutral The Misha : Go figure, I've always thought that HMO is a health maintenance organization - a kind of a managed health insured program common in the US. I am sure there should be a much less regional way of saying this.

Думаю, что такой реалии, как такая квартира, в англоязычном мире нет. Возможно, есть какие-то разновидности. Поэтому лучше воспользоваться описательным переводом с учетом доп. контекста в Дискуссии.

Варианты:
- a one-room unit (apartment) with a shared (communal) kitchen in the dormitory(-style) building
(это что-то вроде общежития с элементами личного пространства, все-таки есть отдельная комната)

- a studio apartment with a shared (communal) kitchen in the dormitory-style building

Вариант "a one-bedroom apartment" лучше не использовать, т.к. это квартира с одной спальней + гостиной + отдельной кухней и часто столовой. Здесь счет идет на спальни, а не на общее кол-во комнат. Согласно вашему описанию, речь о квартире, состоящей из одной комнаты и санузла.

Даже studio apartment - это не совсем то, т.к. предполагает наличие крохотной, но все-таки индивидуальной кухни в одном общем пространстве квартиры-студии. Но это может быть зацепкой для англоязычной целевой аудитории, чтобы просто понять, что это такое по аналогии.

efficiency

That's what we call them in the US where they do in fact often serve as short-term rental or vacation properties at coastal resort towns and such. There are even special hotel chains of such efficiencies - such as Extended Stay America, Candlewood Suites, etc. They are often rented by the week rather than by the day and include a room with two double beds or a single king size, a bathroom and a small kitchenette equipped with a fridge, microwave, usually an electric range and some pots, pans, dishes, etc. They are often used by contractors and service personnel.

The kvartiry gostinichnogo tipa that I remember from the Soviet Union were small studios that had very similar floor plans. They were used as regular dwellings and were not serviced (what ever was serviced in the Soviet Union?) They were definitely not communal apartments or obshchezhitiya, that's the whole point of it.
