office area/home office/study/work space, and a covered patio Explanation: un desempeño y un patio cubierto. A very strange use of the term "desempeño". However, my thinking was "work(ing) [desempeño], I concluded that an office area/home office/study/work space may be a possible solution. I also found one reference relating to the USA, and not Argentina where there is mention of a "mesa de desempeno/sala de desempeño" (see discussion box for context).
