Spanish term or phrase: censos
Dear colleagues:

I need some help with "censos".

se obliga a entregarlo libre de pleitos, limitaciones y condiciones resolutorias del dominio, embargos, arrendamientos por escritura pública, anticresis, patrimonio de familia inembargable, afectación a vivienda familiar, ***censos***, hipotecas, y a Paz y Salvo con el Tesoro Municipal por toda clase de impuestos, tasas o contribuciones, salvo las derivadas del régimen de propiedad horizontal bajo el cual están constituido.

My attempt: US English please:
they are obliged to deliver it free of liens, limitations and any resolutions on ownership, seizures, leases through public deeds, antichresis, unseizable homestead asset, **designation as a family property** (previous question), **census,** mortgages, and Proof of Payment with the Municipal Treasury relating to all types of taxes, fees or contributions, except those deriving from the condominium regime under which it is constituted.

Thank you so much. Taña

annuities

Explanation:
Hi Taña! I was going to post this as a ref from the DRAE

7. m. Der. Contrato por el cual se sujeta un inmueble al pago de un canon o pensión anual, bien como interés perpetuo de un capital recibido, bien como reconocimiento de la propiedad cedida inicialmente.

and then I found this in my legal dict:

Censo: Contract whereby an annuity is paid by the owner of a property which has been mortgaged or pledged to secure payments made for money borrowed or property purchased.

agree  Charles Davis: Yes!! I'm always amused to see these things still exist. They were all the rage 500 years ago; I've edited loads of old notarial docs about them. "Censos perpetuos" and "censos al quitar". "Secured" needs to be included.

(Col.) censo
(AE & BE: tithe) land rentcharge

Explanation:
If the asker wants a dictionary-undriven approach closer to actual US/UK practice & need not be a payment under a lease.

der. civ.: ground rent; annuity payment for the use of land: synonym > canon (Tom West III's ES>EN law & business dictionary).

Tithe in the UK & Jamaica: literally, payment of one tenth to the local clergy or government.

Example sentence(s):
  • Ground rent, sometimes known as a rentcharge, is a regular payment made by the owner of a leasehold property to the freeholder, as required under a lease. en.wikipedia.org/wiki/Ground_rent‎

Notes to answerer
Asker: Thank you Tom. I went with Bill's suggested and merely used "secured annuities" (deleting the reference to property). I was rushing, so just got the document in my the skin of my teeth. Thanks again for your useful contribution.
