Если бы было больше контекста, то можно было бы еще что-нибудь более оригинальное предложить.

Из того контекста, что вы дали, трудно представить что-либо другое. Думаю, так и есть - обмена контрактами, подписанными каждой из сторон.

Note from asker:
То есть они обмениваются контрактами, подписанными каждой из сторон, да? В письме говорится о необходимости внесения депозита в 10% от стоимости недвижимости. |

Exchange of contracts
When you're buying or selling a home (or any other big asset), the "exchange of contracts" is the all important moment when the transfer of title/ownership happens.
So, if you're having second thoughts about buying or selling your home it'll be too late to back out of the deal once contracts have been exchanged. The exchange of contracts is usually followed days or weeks later by the completion date, but the two stages in the home buying process can be combined.
In the exchange of contracts, the buyer signs the contract for sale and sends it to the seller who also signs it - both parties are then legally bound to complete the transfer.
At this point the buyer should insure the property.

: This is not strictly correct. The exchange of contracts does not transfer title. Title is transferred upon signing of a deed of transfer ("completion"). Exchange creates an obligation to complete. The risk does pass on exchange of contracts.

Discussion
“Exchange” means the exchange of contracts. Many years ago the solicitors for the seller and buyer would meet and actually exchange contracts in identical form signed by their respective clients. Of course this does not happen today and exchange is usually agreed by the solicitors over the telephone. On exchange there is a legally binding contract between seller and buyer for the sale and purchase of a property. One of the terms of the contract will be the completion date. This is the date on which title to the property is transferred by the seller to the buyer and the buyer takes possession of the property. There is inevitably a period between exchange and completion and this period can vary from a few seconds if exchanged and completion take place on the same day or several months, even years. In current practice the usual period is between 5 and 20 working days.
