Es una garantía creada por disposición de la ye, por la cual se asegura un privilegio en el pago de los créditos provenientes del precio o valor de la obra efectuada y los materiales suministrados al construir o reparar un edificio, y que grava tanto el inmueble como las mejoras y construcciones efectuadas.

Mechanic's lien:
A claim created by state statutes for the purposes of securing priority of payment of the price or value of work performed and materials furnished in erecting, improving, or repairing a building or other structure, and as such attaches to the land as well as buildings and improvements erected thereon. Such line covers materialmen, tradesmen, suppliers, and the like, who furnish services, labor, or materials on construction or improvement of property.

"**Colloquially referred to as the Mechanics Law**, it's periodically questioned; officials have even kicked around the idea of amending it in some way, but nothing ever comes of it because subcontractors heartily support it. As it turns out, the oft-used law dates back to California's original constitution. Article XIV, the section on labor relations, holds that "Mechanics, persons furnishing materials, artisans, and laborers of every class, shall have a lien upon the property upon which they have bestowed labor or furnished material for the value of such labor done and material furnished ... ."

Sí. o derecho de garantía, pero si estuviera en un contrato yo lo dejaría en inglés con traducción o explicación entre parentésis.
