I seem to recall Counsel providing "Covenantee / covenantor" or "grantee/grantor" in answer to a similar problem, but I can't find it in the glossaries.

réservant = holding/reserving/keeping (.. rights)

Reserver Developer
In the context of a sale off-plan (vente en l'etat futur d'achevement), it seems to me that the reservant is the person granting a reservation to a reserver for the purchase of a property. The reservant is the one carrying out the building and I therefore think that simply and practically speaking 'developer' may be a suitable translation in this context rather than the awkward grantor etc.
