Please note that my document is in Swiss French. I have found that Termium Plus gives a definition of "valeur intrinsèque" as "intrinsic value" (as one would expect), but follows it, in the same record, with "valeur théorique" and "stand-alone value". My provisional translation is "calculated, intrinsic, stand-alone value".

In valuing real estate, a similar approach may be used. The "intrinsic value" of real estate is therefore defined as the net present value of all future net cash flows which are foregone by buying a piece of real estate instead of renting it in perpetuity. These cash flows would include rent, inflation, maintenance and property taxes. This calculation can be done using the Gordon model.

theoretically calculated intrinsic value
There are different models to calculate intrinsic value, this one seems to rely on the theory.

Also, is it possible to have an <b>atheoretical</b> calculation? Surely any calculation depends upon some sort of theory. In the French, it is the value, not the calculation, that is theoretical (or notional). |
