This is a line in a property valuation:
"Total valeur nette remplacement ###'### Frs de valeur intrinsèque théorique calculée"

Please note that my document is in Swiss French. I have found that Termium Plus gives a definition of "valeur intrinsèque" as "intrinsic value" (as one would expect), but follows it, in the same record, with "valeur théorique" and "stand-alone value". My provisional translation is "calculated, intrinsic, stand-alone value".

@Wendy Thanks Wendy. Unfortunately, I am not sure about "stand-alone" and it seems to be an alternative translation of "intrinsèque". I think it's possible that "théorique" should be translated as "notional" or "potential". However, I need the correct (standard?) translation that would be used in this context for the whole term.

Bearing in mind that both the term 'standalone intrinsic value' and "intrinsic standalone value exist, if you put calculated in front of either of them, you can't be far off!

Real estate

In valuing real estate, a similar approach may be used. The "intrinsic value" of real estate is therefore defined as the net present value of all future net cash flows which are foregone by buying a piece of real estate instead of renting it in perpetuity. These cash flows would include rent, inflation, maintenance and property taxes. This calculation can be done using the Gordon model.

Thanks for your Wikipedia valuation ref. I'm leaving this open a little longer to see if anything more definitive comes in, linking the French with an English term. Your answer is the most likely so far and is what I used, with a note to the Client that I was unsure.

theoretically calculated intrinsic value

There are different models to calculate intrinsic value, this one seems to rely on the theory.
Note from asker:
Your ref. is about stocks and shares, not real estate, and doesn't link to the French term.
Also, is it possible to have an <b>atheoretical</b> calculation? Surely any calculation depends upon some sort of theory. In the French, it is the value, not the calculation, that is theoretical (or notional).
