Is this simply saying that the buyer will deduct or withhold the amount of the loan still outstanding on the property from the asking price? Or should the expression 'la parte compradora del precio' be translated as 'purchase price' so that the agent/attorney deducts the amount of the outstanding loan from the price and pays off or assumes the debt? Or does it say something else entirely?!

You can't really understand it without the full sentence.
It means simply that you can buy property at it's net equity value, ie. net of mortgage etc. and withhold the price of the latter and either pay it off or take it on.

la parte compradora = the purchaser PARTY (i.e. to the transaction). That may be where your confusion arises.
You can't really understand it without the full sentence.
It means simply that you can buy property at it's net equity value, ie. net of mortgage etc. and withhold the price of the latter and either pay it off or take it on.
