French to English Law/Patents Law: Contract(s) contrat de réservation
Agreement for sale of luxury penthouse in future state of completion. The réservant is the party who may well sell the apartment and the réservataire the party who may well buy it. A deed of sale would be drawn up at a later date - i.e. when the flat is actually ready for delivery.

Thanks Zofia, you are correct that the seller may be other than the developer!

If "developer" doesn't fit in Dianne's project, I would then suggest "prospected seller" instead.
