Explanation:
wenn es eine Aufzählung bleiben muss, würde ich es so formulieren:
(stark) umworbene Region, wirtschaftlicher Anziehungspunkt und (absolut) rekordverdächtig

je nach Umgangssprachlichkeit des restlichen Textes fände ich auch "Sie hat das Zeug zum Star" nicht schlecht.

("Ikone", "Zentralfigur" und "Schlüsselfigur" fielen mir auch noch ein, passt aber nicht hundertprozentig.)
