Source text - English Art. 1 - Art. 4 of Lease Agreement dated 24th September 2008, letters (a), (d), (e) and (f) shall read as bellow. All other Terms and conditions of the mentioned Lease Agreement remain unmodified.
a) Except for the cases as provided under paragraphs (b), (c) and art. 8 (a) of Lease Agreement dated 24th September 2008, the Lessee will pay the Lessor for leasing the Rented Area for the period defined at Art. 2, under the terms of the Lease Agreement, a total monthly rent calculated as per the below table: […]
The above figures are exclusive of VAT and payable on a monthly basis, at the official exchange rate of the Romanian National Bank on the date of the payment.
d) All payments of the rent as per Art. 4, letter (a) will be made on a monthly basis, based on the invoice issued by the Lessor, in a bank account specified for each invoice.
e) The invoice shall be issued by the Lessor each 1st day of every month from the signing of the present Addendum, for the previous month, and shall be paid by the Lessee within 7 (seven) working days from the date of receiving the invoice.
f) The Lessee undertakes to present the Lessor, on a quarterly basis, proper proof of the Turnover (all invoices issued to clients during the months of the quarter). Such proof shall be presented in original and in copy (which will be kept for the Lessors’s records), as well as in the form of a written report, stamped with the Lessee’s stamp and signed by the Lessee’s Administrator and Accountant.
Translation - Romanian Art. 1 – Art. 4 din Contractul de închiriere din data de 24 septembrie 2008, literele (a), (d), (e) şi (f) va avea textul de mai jos. Toate celelalte condiţii din Contractul de închiriere menţionat mai sus rămân neschimbate.

Tarifele specificate mai sus nu includ TVA şi se achită lunar, la cursul de schimb comunicat de Banca Naţională a României la data efectuării plăţii.
(d) Toate plăţile aferente chiriei conform Articolului 4 lit. (a) vor fi efectuate lunar, pe baza facturii emise de către Locator, intr-un cont bancar specificat pentru fiecare factură.
(e) Factura va fi emisă de către Locator în data de 1 a fiecărei luni de la data semnării prezentului Act Adiţional, pentru luna precedentă şi va fi achitată de către Locatar în termen de 7 (şapte) zile lucrătoare de la data primirii facturii.
(f) Locatarul se obligă să prezinte lunar Locatorului dovezi corespunzătoare privind Cifra de afaceri (toate facturile emise clienţilor pe parcursul lunilor trimestrului respectiv). Aceste dovezi vor fi prezentate în original şi copie (care vor fi păstrate în evidenţele Locatorului), precum şi sub forma unui raport scris purtând ştampila Locatarului şi semnătura Administratorului sau Contabilului acestuia.

La baza evaluarii stau o serie de ipoteze si conditii limitative, prezentate in cele ce urmeaza. Opinia evaluatorului este exprimata in concordanta cu aceste ipoteze si concluzii, precum si cu celelalte aprecieri din acest raport.
Valoarea estimata pentru fiecare apartament in prezentul raport o reprezinta valoarea de piata a proprietatii, asa cum este ea definita de Standardul International de Evaluare IVS 1 (care are caracter obligatoriu pentru membrii ANEVAR).
Standardul este aplicabil valorii de piata a unei proprietati, de obicei imobiliare si elementele conexe. Conform standardului definitia valorii de piata este urmatoarea:
Definitie: Valoarea de piata este marimea exprimata in unitate monetara pentru care un activ ar putea fi schimbat la data evaluarii intre un cumparator decis si un vanzator hotarat, intr-o tranzactie cu pret determinat obiectiv, dupa o activitate de marketing adecvata, in care partile au actionat in cunostinta de cauza, prudent si fara constrangeri.
De asemenea, evaluatorul a estimat valaorea de lichidare pentru intreg proiectul asa cum este ea definita de Standardul International de Evaluare IVS 2 (care are caracter obligatoriu pentru membrii ANEVAR).
Definitie: Valoarea activelor estimata avandu-se in vedere situatiile deosebite in care acestea se vand. Valoarea de lichidare descrie o situatie in care un grup de active folosite intr-o intreprindere sunt oferite la vanzare in mod individual (element cu element), de obicei in urma inchiderii intreprinderii.

The basis of the valuation consists in a series of hypotheses and limiting conditions described below. The valuer’s opinion is expressed in accordance with these hypotheses and conclusions, as well as with the other appraisals herein.
The estimated value for each apartment in this report is the market value of the property, as defined in the International Valuation Standard IVS I (mandatory for the ANEVAR members).
The standard applies to the market value of a property, generally of a real property and related elements. According to this standard, the definition of the market value is:
Definition: The market value is the estimated amount for which a property should exchange on the date of valuation between a willing buyer and a willing seller in an arm’s-length transaction after proper marketing wherein the parties had each acted knowledgeably, prudently, and without compulsion.
In addition, the valuer estimated the liquidation value for the entire project, as defined in the International Valuation Standard IVS 2 (mandatory for the ANEVAR members).
Definition: The value of assets estimated with regard to specific circumstances under which the assets are sold. The liquidation value describes a situation where a group of assets employed together in a business are offered for sale separately, usually following a closure of the business.
