The three main parts include the inner ear, middle ear, and outer ear. Did you know that the inner ear helps balance your body so you can cope with different activities, when you walk, run or play, sit or lay down in bed? You cannot see your inner ears but you can feel it. If you look in the mirror, you can see your outer ear. That is where all the sounds flow through, then into the middle ear and through the inner ear. The Middle Ear is a tiny space filled with air like a balloon. It works closely together with the nose and throat doing different things. When you fly in an airplane or climb a mountain the nose and throat help relieve the plugged up feeling in your ear. Children are eager to learn about the anatomy of the human ear if told in an exciting and fun way as Eileen Mae Williams demonstrated in her story. Enhanced by Irani and Silvia Calixto’s brilliant and epic art work, creates a clear vision for children’s learning and hearing experiences. Autobiography Eileen Mae Williams, a freelance handbag designer has a passion for writing poems and children’s stories from an early age. Someone with memory loss or confusion may not always use good judgement, and may not recognize danger or remember how to avoid it. They may not remember the day, time or where they are. By putting safety measures in place, you are helping protect your patient. Here are helpful tips: Evaluate the Home and Outdoors: Are there any objects that could injure your patient, such as tools or cleaning supplies? Is it easy to get outside or into a basement or garage? If the person is no longer driving, are car keys easily accessible? Avoid Accidents During Daily Activities: Take special care when your patient is eating, bathing and using the bathroom. Avoid serving food and drinks that are too hot. Does the bathtub or shower have grab bars? Monitor hot water temperature in the sink and shower. Throw rugs can cause slips and falls if not affixed to the floor. They may need to be removed. Adapt to Changes in Vision: Changes in levels of light can be disorienting. Use even levels of light in entries, bathrooms and stairways. Use night lights in hallways, bedrooms and bathrooms. Kitchens, Bedrooms and Bathrooms: Stoves and other appliances should have auto shut-off features. Removing the knobs from stove burners will prevent it from being turned on. Keep medications in a secured or locked area at all times. Removing locks from bathroom and bedrooms prevent someone from being locked inside. Wandering and Getting Lost: Engage your patient in meaningful activities throughout the day, like folding laundry or meal preparation. Exercise can reduce anxiety, restlessness and agitation. Avoid busy places that are confusing and cause disorientation, like shopping malls. Never leave someone with dementia unsupervised in new surroundings. Placing deadbolts high or low on exterior doors can prevent a person who wanders from getting outside. In response, on April 5, 2016, the Oakland City Council adopted a 90-day emergency ordinance to temporarily: Apply rent control laws to owner-occupied duplexes and triplexes. Suspend exemptions for Substantial Rehabilitations, unless the rehab is already 25% or more underway as of April 5, 2016 (See bullet below). Place a 90-day moratorium on rent increases above the annual CPI adjustment (1.7%). In addition to the moratorium, the City Council reaffirmed the prohibition on illegal evictions (under Oakland Municipal Code 8.22.300) and directed the City Administrator to evaluate potential permanent, new rent stabilization measures. THE 90-DAY MORATORIUM ALLOWS THE FOLLOWING: Any legal rent increase for which a notice to the tenant was properly given prior to April 5, 2016. Any rent increase up to the annual CPI adjustment (1.7%). Substantial Rehabilitation projects that are in progress for which no less than 25 percent of the substantial rehabilitation project costs, as identified in building permits, have been expended (actually paid or contractually committed to pay an expense) as of April 5, 2016, may be eligible for an exemption. Setting initial rents after vacancies without restrictions pursuant to Costa Hawkins State law (See Costa Hawkins exceptions to this rule Oakland Municipal Code Section 8.22.080 C). Pass-through of half of the Rent Program Service Fee to tenants. THE RENT MORATORIUM DOES NOT APPLY TO: Units controlled, regulated or subsidized by a governmental unit, agency or authority. Units which were constructed and received a certificate of occupancy on or after January 1, 1983, per State law. FAIR RETURN IF THE CPI RENT INCREASE IS INSUFFICIENT: Any owner or manager of a residential unit who claims that the allowable rent under the moratorium is insufficient to provide a fair return based on maintaining the property’s net operating income may file a petition with the Rent Adjustment Program requesting relief from the moratorium by way of a rent increase in excess of the CPI Rent Adjustment necessary to provide a fair return. METHODOLOGY FOR CALCULATING MAINTENANCE OF NET OPERATING INCOME: The base rent year shall be the calendar year 2013. The Maintenance of Net Operating Income (MNOI) for a property shall be the gross income less the following: property taxes, housing services costs, and the amortized costs of capital improvements. Gross income shall be the total of gross rents lawfully collectible from a property at 100% occupancy, plus any other consideration received or receivable for, or in connection with, the use or occupancy of rental units and housing services. Gross rents collectible shall include the imputed rental value of owner occupied units. Owners may present methodologies alternative to MNOI for assessing their fair return if they believe that an MNOI analysis will not adequately address the fair return considerations in their cases. To pursue an alternative methodology, owners must first show that they cannot get a fair return under an MNOI analysis. They must specifically state in the petition the factual and legal basis for the claim, including any calculations. Source text - English English Murray City School District Proof of Residency Procedures Before a student is enrolled in a Utah public school, the student’s parent(s) or legal guardian(s) must show proof of Utah residency in the school district in which the student desires to enroll. (UC.A. 53A-2-201) To be enrolled in the Murray City School District, families must present one (1) form of documentation from Section A, or two (2) forms of documentation from Section B (to be copied) showing that their primary residence (the house in which they live) lies within the school boundaries. As we are graduating this month, your case will be transferred to new student attorneys. That being said, we want you to know that the International Human Rights Law Clinic at American University Washington College of Law (the “Clinic”) is fully committed to representing you in your petition before the Inter-American Commission of Human Rights. As we mentioned on the phone the last time we spoke, we have drafted a request for precautionary measures on your behalf and believe that you have a strong case for a petition before the Inter-American Commission. However, the rules for submitting a petition before the Inter-American Commission require that you appeal to the highest court of the country from where you are petitioning. In your case, this means the Second Circuit Court of Appeals is the highest court you may appeal to. Your attorney, Yvonne Floyd-Mayers, at the Legal Aid Society informed us that the Second Circuit is going to review your case. We also understand that you have been granted a stay of removal. The recent developments in your case mean that the Clinic must wait until the Second Circuit has ruled on your appeal before your petition with the Inter- American Commission can be filed. If your stay of removal is lifted, however, the Clinic will be in a position to immediately file your request for precautionary measures with the Commission to ensure you do not get deported. Once filed, the Commission will then request the United States extend a stay of removal for you until the Commission has the opportunity to review your case. Starting at the end of May, your case will be handled by a qualified Dean’s Fellow until a new team of student attorneys takes over your case in August.
