El Bajío es un polo de atracción de capital para la industria automotriz y aeroespacial y son Japón, Alemania y Estados Unidos los países con las mayores inversiones en el área.
Y aún cuando el sector automotriz y aeroespacial han formado un clúster en la región, el dinamismo del Bajío ha generado la infraestructura y la demanda para el desarrollo de la industria logística, que en los últimos años ha tenido un importante impulso y que ha logrado que importantes empresas de este sector busquen establecerse aquí.
La especialización que tiene esta región del país, ha permitido que el desarrollo industrial se dé principalmente por la vía de los espacios “Build to Suit”, debido a que las empresas que se establecen solicitan espacios muy específicos.
Durante este primer trimestre, el inventario presentó un incremento de casi el 9%, para cerrar con un total de 5.2 millones de m², siendo Querétaro el mercado más grande, aportando el 40% del inventario total, seguido por Guanajuato con el 30%, San Luis Potosí con un 20% y Aguascalientes con el 8%.
Por su parte, el precio de renta para el Bajío durante este trimestre, presentó un incremento de 6 centavos, para culminar en $4.01 US$/m²/mes, registrando un máximo histórico y logrando por primera vez pasar los 4 dólares por metro cuadrado. Este incremento en el precio, se da como efecto de los nuevos metros que entraron al inventario con un precio superior al promedio que el mercado había venido manejando hasta ahora.
La construcción por su parte, tuvo un importante incremento, al pasar de 314,630 metros cuadrados el trimestre anterior a 582,388 este trimestre. Este incremento en la construcción se debe principalmente a importantes desarrollos “Build to Suit”, registrados en parques industriales como Amistad Bajío y Castro del Río en Guanajuato, así como en Millenium y Logistik II en San Luis Potosí, y en el Parque Industrial Querétaro en Querétaro. Por su parte, Aguascalientes reporta actividad de construcción, al estar en marcha dos espacios hechos a la medida y un especulativo en el Parque Industrial San Francisco IV, lo que da muestra del dinamismo que está recobrando este mercado.
El consenso del mercado para el crecimiento económico en México durante 2014, parece acercarse cada día más al 3%, esto con base en los últimos resultados de las encuestas realizadas por los diferentes bancos, incluido el Banco de México, así como el Panorama Económico Mundial del Fondo Monetario Internacional. En este último documento, se registró un ajuste a la baja de la proyección del crecimiento económico mundial para 2014, al ubicarlo en 3.6% desde el 3.7% de la previsión anterior, mientras que para 2015, la proyección se redujo de 4.0 a 3.9%, en el caso de México, el pronóstico se mantuvo en 3.0% para 2014 y 3.5% para 2015, ambas cifras inferiores a los pronósticos de la Secretaría de Hacienda de 3.9%.
Por su parte, el último dato de inflación publicado por el INEGI, sitúa el crecimiento anual al mes de marzo, en 3.76%, ya por debajo del 4%, nivel que alcanzó a inicios del año, impulsado principalmente por los incrementos derivados de la reforma fiscal.
Los analistas esperan que los indicadores económicos muestren una mejoría en el segundo semestre del año, impulsados por una mayor certidumbre sobre la implementación de las reformas energética y de telecomunicaciones, principalmente, así como por la asimilación de los efectos de la reforma fiscal.
La región del Bajío presenta una baja en su tasa de disponibilidad, al pasar de 5.3% el trimestre pasado a 4.3% este trimestre, representando un total de 226,692 m² de espacio disponible. Es Querétaro el mercado que cuenta con el mayor número de metros sin ocupar, con 124,087, seguido por San Luis Potosí con 70,883, Guanajuato con 25,525 y Aguascalientes con 6,198 metros cuadrados.
La disminución en la disponibilidad proviene de una demanda por espacios especulativos superior a la oferta que el mercado ha estado colocando, ante este efecto, creemos que en los próximos trimestres la disponibilidad seguirá con esta misma tendencia a la baja, ya que sólo el 25% de los espacios que actualmente se encuentran en construcción, corresponden a espacios especulativos.
Los precios en el Bajío han tenido una tendencia al alza, como efecto de la cada vez mayor demanda de espacio. Este trimestre, el precio cierra en un máximo histórico y por primera vez, en la medición de CBRE, logra pasar los 4 dólares, para situarse en $4.01 US$/m²/mes, presentando un incremento de 6 centavos respecto al trimestre anterior. Guanajuato es quien cuenta con el precio de salida más elevado al cerrar este trimestre en $4.23 US$/m²/mes, seguido por San Luis Potosí con $4.08 US$/m²/mes, Querétaro con $3.97 US$/m²/mes y Aguascalientes con $3.0 US$/m²/mes.
Dado los niveles esperados de demanda, y conociendo los precios de los espacios que se encuentran en construcción actualmente, estimamos que en el próximo trimestre el precio tendrá una ligera tendencia al alza.
Impulsada en gran medida por los espacios hechos a la medida, que se incorporaron este trimestre al inventario, y por los importantes cierres reportados en espacios especulativos, la absorción neta, que es el diferencial entre el espacio ocupado este trimestre respecto del anterior, cerró con una cifra de 335,208 metros cuadrados, la mayor absorción registrada en un trimestre que CBRE haya documentado.
Por su parte la absorción bruta, es decir, la comercialización que el mercado registró, fue de 189,018, que representó un incremento de poco más del doble, respecto al trimestre pasado. Esta cifra fue impulsada por algunos “Buid to Suit” puestos en marcha en San Luis Potosí, Guanajuato y Aguascalientes y por las absorciones de espacios especulativos en Querétaro.
Ciudad de México Industrial
Durante el actual sexenio, uno de los objetivos ha sido convertir al país en un centro logístico y así, incrementar su competitividad; ejemplo de lo anterior, lo está siendo la Ciudad de México, que cuenta con un atractivo ambiente de negocios, sectores económicos con amplio desarrollo y una plataforma logística de clase mundial.
De acuerdo con el documento “México, Índice de Capacidad de Atracción de Inversión Manufacturera”, elaborado por CIDAC (Centro de Investigación para el Desarrollo A.C), el Estado de México aparece como la tercera entidad con la mayor capacidad de atracción manufacturera con el 70%, después de Chihuahua y de Nuevo León, ofreciendo condiciones que buscan fomentar la inversión, lo que se confirma en la continua preferencia por parte de las empresas de instalarse en esta zona, ya que, la mayor demanda de espacios especulativos se encuentra en la franja industrial norte de la ciudad.
El INEGI informa que el en el primer mes del año, la producción manufacturera se incrementó en 2.34%, respecto a diciembre del 2013 y en términos anuales, el aumento fue de 2.5% en relación a enero de 2013. Todo esto se ve reflejado en el dinamismo del mercado industrial de clase A de la Zona Metropolitana y Toluca, que con la finalización de naves en la zona de San Martín Obispo, Tepotzotlán y Tultitlán, contribuyeron a incrementar el inventario clase A existente en la Ciudad de México en un 4.33%, finalizando el primer trimestre en 5,689,743 m².
La tasa de disponibilidad continúa en crecimiento, concluyendo el trimestre con una tasa de 11.16% y llegando a los 634,771 m² disponibles, distribuidos en los 9 corredores existentes, siendo Cuautitlán el que más metros ofrece seguido de Toluca.
La comercialización de espacios al inicio de año, llega casi a los 100,000 m², donde Tepotzotlán es el corredor con el mayor número de metros comercializados. Por su parte, la absorción neta, registra un incremento considerable respecto a los trimestres pasados, llegando a los poco más de 191 mil metros cuadrados. El precio de renta aunque se mantiene estable, mostró un pequeño decremento de 6 centavos de dólar, registrando un promedio de USD$4.95/m²/mes.
La información previa, refleja un buen inicio de año para el mercado industrial Clase A de la Ciudad de México con una actividad en construcción de 450 mil m² respaldando así, las expectativas de demanda del mercado.
La tasa de disponibilidad después de haber registrado un mínimo histórico en el primer trimestre del año pasado, ha mostrado una tendencia alcista y el primer trimestre del 2014 no fue la excepción, llegando a 11.16% (con un aumento de casi medio punto porcentual en comparación al trimestre anterior) con 634,771 m² disponibles a lo largo de toda la Zona Metropolitana y Toluca, esto se debe principalmente al incremento en el inventario de 4.33%, ingresando en este trimestre 236,289 m², dejando en segundo plano las pocas desocupaciones que se registraron para este trimestre.
Cuautitlán es el corredor que reporta más metros disponibles (246,506 m²), seguido de Toluca (145,950 m²) y Tepotzotlán (80,432 m²), siendo este corredor el que mostró un mayor crecimiento, tanto en inventario como en la tasa de disponibilidad, pasando de los 3.30% a 17.25%; se estima que esta tendencia continuará, según os datos registrados en construcción, ya que sólo en el corredor de Cuautitlán se encuentra el 63% del total de metros que se encuentran en construcción, seguido de Tepotzotlán con el 18%. Por su parte, Vallejo y Naucalpan son los corredores que presentan menor disponibilidad, el primero sin ningún espacio clase A disponible y el segundo con apenas 9,802 m².
Los precios de salida promedio de espacios en renta en la Ciudad de México y Toluca para el primer trimestre del 2014, reportan un tendencia a la baja, como se esperaría al ver el incremento en la oferta de espacios, registrando un promedio de USD$4.95/m²/mes con una reducción de 6 centavos de dólar, respecto al trimestre anterior y cerrando en niveles similares al mismo periodo del año pasado.
A nivel de submercado, Naucalpan continúa presentando el mayor precio con USD$9.23/m²/mes, debido a la poca disponibilidad que existe en espacios clase A, seguido de Tepotzotlán con USD$5.27/m²/mes y Tlalnepantla con USD5.22/m²/mes, precios que se encuentran por encima del promedio general. Por el contrario, Iztapalapa-Tláhuac registra el precio de salida más bajo con USD$3.84/m²/mes, junto con Huehuetoca que permanece con USD3.90/m²/mes.
La diferencia entre espacio ocupado de este trimestre respecto al anterior (absorción neta), registra un considerable aumento registrando 191,217 m², en comparación con el trimestre anterior que registro 74,637 m². En cuanto la absorción bruta, (metros cuadrados de espacios clase A que se comercializan a lo largo del trimestre) se registran 99,187 m², siendo Cuautitlán el corredor que registra una mayor comercializaron de espacios con 51,377 m² que representa el 51% seguido de Tultitlán con el 18%
La totalidad de las transacciones identificadas en el período consistieron en operaciones de arrendamiento sobre espacios especulativos y la mayor parte de los inquilinos con los que se llevaron a cabo los cierres en el trimestre, fueron prestadores de servicios logísticos y de cadena de suministro, así como de manufactura y distribución del sector de alimentos y bebidas.
Ciudad de México Oficinas
2014 se perfila como otro muy buen año para el sector de los bienes raíces comerciales en México. Y ahora que tenemos el corte del primer trimestre del año, podemos observar cómo los números sustentan la afirmación anterior.
México tiene una fuerte tradición como un país importante para el sector industrial gracias a su excelente ubicación geográfica y a su fuerza de trabajo calificada y competitiva. Al mismo tiempo, por todo el país vemos como los centros comerciales y las marcas y conceptos comerciales se expanden y abarcan los mercados más importantes. Y desde luego, el mercado de oficinas no es la excepción, y es en donde la Ciudad de México atrae las miradas de los más importantes inversionistas, nacionales e internacionales. Lo que se refleja en una actividad de construcción que continúa por arriba del millón de metros cuadrados, con el submercado Reforma-Centro concentrando el 30% del total y con proyectos tan atractivos como Torre Diana y la entrega en los próximos meses del Corporativo BBVA Bancomer, seguido por el corredor Polanco con el 21% de la construcción y cuatro proyectos por entregar en este mismo año, como la Torre Norte de Corporativo Terret, Punto Polanco, la fase II de Plaza Carso y Parques Polanco también de BBVA Bancomer.
En este contexto, esperamos la incorporación de casi 650 mil m2 al inventario de oficinas clase A y A+ de la ciudad, esto es, un crecimiento del 15%, tan sólo en este 2014.
Otro aspecto relevante de este mercado en expansión, es el comportamiento de los precios, que ante una oferta en constante crecimiento, tienden a mantenerse estables a nivel general (esperamos cierren el año alrededor de los USD $26 a 26.50/m2/mes) gracias a la fuerte demanda por espacios de calidad que existe en toda la zona metropolitana. Sin embargo, los precios sí presentan diferencias importantes, cuando se les analiza por submercado, con precios que sobrepasan los USD $31/m2/mes en las zonas de Reforma y Lomas Palmas, y en donde esperamos alzas ligeras para Reforma y precios cercanos a los USD $35/m2/mes para Lomas Palmas debido a un crecimiento de casi el 10% de su inventario durante el año, con edificios que manejaran precios superiores al promedio de ese submercado.
La tasa de disponibilidad se ha mantenido en niveles del 9.5 al 11.5% en los últimos dos años, debido principalmente a la demanda por espacios de oficinas mejor ubicados, sustentables en su mantenimiento y operación, y con un costo-beneficio positivo para la inversión que realizan las empresas en la renta o compra de un inmueble.
Al finalizar el primer trimestre, Perinorte registra la mayor tasa de disponibilidad con 43.24%, esto es, poco más de 30 mil m2, debido al crecimiento que esta zona suburbana de la ciudad ha tenido en el último año. En tanto que, el mayor metraje disponible de la ciudad, se encuentra en Santa Fe con 111 mil m2, lo que representa el 10.37% del inventario de este submercado que cuenta con más de 1 millón de m2.
Como mencionábamos anteriormente, aún cuando los precios de salida generales del mercado se han mantenido alrededor de los USD $25/m2/mes, durante los últimos dos años, esperamos ligeras alzas a nivel general durante el presente año, para situarse entre USD $26 y 26.50/m2/mes al finalizar 2014.
Asimismo, esperamos incrementos de precios en los submercados que al día de hoy, mantienen los precios más altos del mercado: Reforma y Lomas Palmas, en el caso del primero al consolidarse como el corredor financiero por excelencia, mantendrá precios alrededor de los USD $31/m2/mes, mientras que el segundo, al ser un mercado con una ubicación privilegiada dentro de la ciudad con acceso a vialidades estratégicas pero con escasez de terreno para construir y la entrada durante el año de nuevos edificios de oficinas que manejan precios de salida superiores a los del submercado en general, podría llegar a los USD $35/m2/mes como precio promedio de salida al finalizar el año. Aún cuando en la zona de Lomas Palmas ya se pueden encontrar precios de salida de hasta USD $49/m2/mes en espacios de gran demanda.
La comercialización o absorción bruta del mercado continúa su dinamismo al registrar, durante el primer trimestre del año, más de 76 mil m2, siendo el submercado de Reforma-Centro el que concentró la mayor cantidad de operaciones con casi 24% del total, seguido por Santa Fe con el 21%.
Por su parte, la absorción neta o diferencial entre el espacio ocupado de este trimestre contra el anterior, se colocó en casi 60 mil m2, impulsada por la demanda pero también limitada por la entrada de poco más de 32 mil m2 de nueva oferta, a través de Torre Vistral (20,195 m2) y las oficinas corporativas de Patio Santa Fe (12,000 m2), en donde éstas últimas entraron completamente arrendadas al mercado.
Esperamos que el dinamismo del mercado continúe durante el resto del año, pero acentuándose hacia la segunda parte del mismo, impulsado por la mejora de los indicadores macroeconómicos y una mayor certidumbre sobre la implementación de las reformas estructurales.
Guadalajara Industrial
Este trimestre, el mercado industrial de Guadalajara, mantiene su dinamismo, viéndose esto reflejado en el incremento del inventario, al presentar un aumento de poco mas de 23,500 m², como efecto de nuevos espacios incorporados de los corredores Periférico Sur y Antigua Zona Industrial.
La construcción, durante el primer trimestre, retomó dinamismo, al ponerse en marcha tres espacios especulativos, dos en el Parque Industrial Periférico Sur y uno en Guadalajara Technology Park. Con estos nuevos espacios, el número de metros en construcción culmina el trimestre con un total de poco menos de 75,000 metros cuadrados.
En el último reporte de enero presentado por el INEGI, el indicador de la actividad industrial reporta un crecimiento del 0.7%, este crecimiento se encuentra por encima del 0.3% pronosticado por los analistas. El sector que presentó el mayor crecimiento fue la industria manufacturera, con un 2.5%, impulsado principalmente por la industrial metálicas básicas, industria alimentaria, industrial plástico y del hule, equipos de computación, componentes y accesorios electrónicos, aparatos eléctricos, principalmente.
La demanda sostenida de espacios especulativos, ha generado dos efectos importantes en el mercado, por un lado ha dado paso a nuevas construcciones y por el otro, ha generado una ligera tendencia alcista en los precios de salida, que ha generado que el mercado mantenga uno de los precios más altos de todas las zonas industriales del país.
La disponibilidad, después de tres trimestres consecutivos de continuo descenso, presentó un ligero incremento de aproximadamente 10,000 m², para contabilizar un total de 47,082 m² disponibles en todo el mercado, este incremento se da como consecuencia de dos espacios que entran al mercado rentados de manera parcial.
A pesar de este incremento en la disponibilidad, el precio culminó el trimestre en $4.62 US$/m²/mes, presentando un aumento de 9 centavos respecto al trimestre anterior.
Durante este primer trimestre, la disponibilidad tuvo un ligero incremento de aproximadamente 10,000 m², para cerrar con una disponibilidad total de 47,082 m², que representan el 2.44% del inventario. Este incremento en la disponibilidad se da como consecuencia de la entrada al mercado de poco más de 23,500 m² provenientes de naves en los corredores Antigua Zona Industrial y Periférico Sur, que entraron al mercado parcialmente ocupados.
Aunque existen desarrollos en los corredores de Zapopan Norte, El Salto y Periférico Sur, que entrarán al mercado en el próximo trimestre, consideramos que la disponibilidad se mantendrá en los niveles actuales e incluso tendrá una tendencia a la baja, debido al comportamiento de los desarrolladores en el mercado, los cuales buscan tasas de disponibilidad bajas con el fin de que los nuevos espacios sean rápidamente absorbidos por el mercado.
En general, desde 2012, los precios han mostrado una tendencia al alza, como consecuencia de los niveles de disponibilidad cada vez más bajos. Este trimestre, el precio promedio cerró en $4.62 US$/m²/mes, presentando un incremento de casi 10 centavos respecto al trimestre anterior, y reportando niveles similares al mismo trimestre del año anterior.
Estimamos que durante el próximo trimestre, el precio siga manteniendo la tendencia al alza, debido a nuevos espacios que entrarán al mercado con precios superiores al promedio de los presentados este trimestre y por la continua disminución de la disponibilidad.
La absorción neta registrada durante el periodo, reportó un saldo positivo de poco más de 13,600 metros cuadrados, esto como efecto de importantes espacios que se tenían pre-arrendados y que entraron al mercado este trimestre. La cifra reportada este trimestre se encuentra en los mismos niveles presentados el trimestre anterior y el mismo periodo del año pasado.
Por su parte, la absorción bruta reportó una cifra de 22,707 metros cuadrados, presentando un incremento del 56% respecto al trimestre anterior.
Esperamos que dada la absorción y los precios que presenta el mercado, los próximos dos trimestres incentiven a los desarrolladores a construir nuevos espacios con la finalidad de satisfacer la constante demanda.
Guadalajara Oficinas
Con el fin de dotar de una infraestructura competitiva y que permita la movilidad de manera más eficiente por la ciudad, durante el primer trimestre del año el Gobierno del Estado de Jalisco junto con el Gobierno Federal, invertirán un total de 1,018 millones de pesos en importantes obras en toda la zona metropolitana, focalizadas principalmente en la áreas de mayor afluencia de la ciudad.
A través de estas políticas de infraestructura y aunado a la creciente inversión que han tenido las FIBRA´s en la zona metropolitana, consideramos que el mercado seguirá con tendencia positiva durante lo que resta de este año y su dinamismo será más notorio en el segundo y tercer trimestre del año.
Durante este trimestre, el inventario culminó con 322,265 metros cuadrados, presentando un crecimiento de 4.7%, al incluirse 14,432 m², provenientes del edificio Vista Acueducto Corporativo, sumando por segundo trimestre consecutivo nuevos metros al inventario.
Por su parte, el precio promedio de renta este trimestre presenta un incremento de 27 centavos, respecto al trimestre anterior, para situarse en $19.13 US$/m²/mes. Este incremento en el precio se debe principalmente a la incorporación al mercado de nuevos espacios con precios de salida superiores al promedio que venía manejando el mercado.
La disponibilidad continúa con su tendencia a la baja y este trimestre reporta el nivel histórico más bajo en la medición de CBRE. Este efecto se da a consecuencia de una absorción más dinámica que la presentada en la nueva oferta de metros. Actualmente se encuentran tres espacios en construcción, que suman un total de 25,617 metros cuadrados, de los cuales, el 50% se espera entren al inventario el cuarto trimestre de este año.
La absorción neta, por su parte, mantiene una tendencia positiva y este trimestre presentó un importante crecimiento de 13,887 m², respecto al trimestre pasado, para culminar con 19,251 metros cuadrados.
La importante absorción y las escasas desocupaciones que se dieron en el mercado, hicieron que durante este primer trimestre del año, la disponibilidad tuviera un decremento y llegara a su nivel histórico más bajo en la medición de CBRE. El periodo cerró con 18,420 metros cuadrados disponibles, lo que representan un 5.72% del inventario total del mercado de la zona metropolitana de Guadalajara.
Consideramos que durante el próximo trimestre, la disponibilidad seguirá una tendencia a la baja, ya que no se espera la incorporación de nuevos metros al inventario que pudieran incrementar el número de metros disponibles, aunado a ello, las previsiones de absorción siguen siendo positivas, por lo que este factor vendrá a disminuir, aún más, la tasa de disponibilidad.
Durante este primer periodo del año, el precio de salida promedio para espacios corporativos en Guadalajara, presentó un incremento de 27 centavos respecto al trimestre anterior y de 20 centavos, respecto al mismo periodo del año pasado. Este aumento en el precio, se debió principalmente a la incorporación de nuevos metros con precio superior al promedio.
Aunque no se espera la incorporación de nuevos metros al mercado, esperamos que para el próximo trimestre, el mercado mantenga los precios similares a los actuales.
Este trimestre, la absorción neta presentó un importante incremento de casi 14,000 metros cuadrados, respecto al trimestre pasado, para cerrar en una absorción neta total de 19,251. Este incremento en la absorción neta se debió al metraje que entró ocupado por el nuevo edificio (Vista Acueducto Corporativo) que se incorporó al inventario.
Por primera vez, después de varios trimestres, el corredor López Mateos-Américas se convirtió en el corredor que captó la mayor absorción, como efecto de las absorciones registradas en Torre Chapultepec y en Espacio Minerva.
Monterrey Industrial
Monterrey inicia el año 2014 con buena actividad industrial, reflejada en el dinamismo de los proyectos en construcción registrados, así como en los espacios comercializados; esperando con esto que este año 2014 mantenga una actividad igual o mayor a lo observado durante el 2013.
Al finalizar el primer trimestre del año, el mercado industrial de Monterrey registra un incremento en el inventario clase “A” de casi 26 mil m², lo que se traduce en un crecimiento del 0.4% con respecto al cierre del trimestre anterior, y del 3.95% con respecto al mismo trimestre de hace un año. Así, el inventario industrial clase “A” en Monterrey alcanza los 6.43 millones de m², manteniendo su posición como el mercado clase “A” más grande del país.
Al cierre del mes de marzo, la Zona Metropolitana de Monterrey registra alrededor de 341 mil m² clase “A” en construcción entre las cuales se contemplan desarrollos especulativos, edificaciones a la medida y expansiones de naves existentes entre las cuales, algunas están programadas para ser finalizadas antes de terminar el segundo trimestre del año en curso.
El metraje en construcción, según el tipo de desarrollo, se distribuye de la siguiente manera: 51% pertenece a naves especulativas, 47% a edificaciones a la medida y el 2% restante se encuentra destinado a expansiones.
En cuanto al número de proyectos en desarrollo, según submercado; Guadalupe y Ciénega de Flores concentran un 25% cada uno, Santa Catarina el 21%, Apodaca y Escobedo el 13% cada uno y Monterrey con el 4% restante.
Al término de este trimestre, se registran espacios comercializados por 107 mil m² siendo inferior a lo reportado en el primer trimestre de 2013, cuando se reportaron 125 mil m². En este primer trimestre del año, Apodaca representa el 33% del metraje comercializado, seguido de Ciénega de Flores con 26%, Escobedo y Monterrey con 16% cada uno y Santa Catarina con el 9% restante.
El precio de renta muestra un decremento, cerrando el trimestre con $3.78 dólares por metro cuadrado, contra $3.84 dólares por metro cuadrado del cuarto trimestre del 2013.
Para este primer trimestre, se reporta una tasa de disponibilidad que cierra en 8.89%, presentando un decremento, respecto al trimestre anterior, en donde se registró una tasa del 9.55%. Esta disminución en la disponibilidad se debe al buen inicio de actividad industrial de espacios comercializados y a la disminución de espacios especulativos clase “A” que se incorporaron al inventario.
Se espera que la tasa de disponibilidad tenga un incremento para el segundo trimestre del año, debido a algunas naves especulativas que serán terminadas a mediados del mes de mayo. Actualmente, el espacio disponible es de 572 mil m² aproximadamente; esto es un decremento del 6.56% (40 mil m²) respecto al trimestre anterior. En contexto, los corredores con mayor metraje disponible son: Apodaca con 219,370 m², Guadalupe con 138,585 m², Santa Catarina con 56,485 m² y Ciénega de Flores con 56,305 m².
Al finalizar el mes de marzo, se registra un precio de salida promedio de $3.78 dólares por metro cuadrado presentando una disminución respecto al trimestre anterior que registró $3.84 dólares por metro cuadrado. Para el próximo trimestre, esperamos un precio promedio estable con tendencia al alza, debido al ingreso de nuevas naves especulativas clase “A”.
Los tres corredores con los precios más elevados registrados al cierre de este trimestre fueron: Escobedo con USD$4.13/m²/mes, Apodaca con USD$3.99/m²/mes y Santa Catarina con USD$3.83/m²/mes. Mientras que Monterrey y San Nicolás registran los precios más bajos del mercado industrial de Monterrey y su zona metropolitana con USD$3.66/m²/mes y USD$2.69/m²/mes respectivamente.
La absorción neta, que es la diferencia entre el espacio ocupado de este trimestre respecto del anterior, fue de 66 mil m², presentando un incremento respecto al periodo pasado, donde la absorción fue de 61 mil m². En tanto que la absorción bruta o comercialización total del mercado industrial clase ”A” registra 107 mil m², registro inferior a lo obtenido en el mismo trimestre del año pasado, que fue de 125 mil m².
Las operaciones promedio registradas durante este inicio de año, rondaron los 8,200 m² y los corredores con mayor actividad fueron: Apodaca y Ciénega de flores con 36 mil y 29 mil m², respectivamente. De las operaciones de comercialización se destaca que el 75% fueron operaciones de espacios especulativos y el 25% edificaciones a la medida.
Monterrey Oficinas
Durante el primer trimestre del año en curso, se establece un nuevo máximo histórico de espacios corporativos clase “A” y “A+” en construcción con 317 mil m² aproximadamente. Estos nuevos espacios en desarrollo se encuentran distribuidos de la siguiente manera: 31% en el corredor de Valle Oriente, 29% en el corredor Margáin-Gómez Morín, 11% en el corredor de Santa María, 10% en el corredor centro de Monterrey; manteniéndose como las zonas de mayor metraje en edificación.
El inventario de oficinas clase “A” y “A+” ha mostrado un incremento en su inventario de manera moderada pasando de los 757 mil m² reportados en el cuarto trimestre de 2013 a 760 mil m² en el presente año. Para el segundo trimestre, se espera que el inventario aumente nuevamente con la finalización y entrega de un edificio en desarrollo en el corredor de Santa María.
Con respecto a la disponibilidad de espacios de oficinas clase “A” y “A+” se tiene un registro de un decremento de alrededor de 3 mil m² con respecto al cuarto trimestre del año 2013.
Por su parte, la tasa de disponibilidad por corredor registra el mayor porcentaje en el submercado de Santa María con 19.52%, mientras que la zona con la menor tasa es Margáin-Gómez Morín con 3.14%; en tanto que el mayor metraje disponible se encuentra Valle Oriente con casi 50 mil m², seguido del centro de Monterrey con 17 mil m² y Santa María con 16 mil m².
En cuanto a la demanda de espacios corporativos, se sigue reportando un gran interés en edificios clase “A+” para operaciones de renta, como ejemplo, en este trimestre se registra un pre-arrendamiento en una construcción de 13 mil m² ubicada en la zona norte de la ciudad de Monterrey.
El precio de renta al finalizar el primer trimestre del año, es de $20.31 dólares por metro cuadrado, mostrando un incremento respecto a lo reportado en el cuarto trimestre del año 2013 que fue de $20.15 dólares por metro cuadrado, y esperando que aumente ligeramente durante el siguiente trimestre con la finalización de nueva oferta que maneja precios superiores a los actuales.
Al finalizar el primer trimestre, la tasa de disponibilidad muestra un decremento pasando de 13.29% en el cuarto trimestre del año 2013 a 12.82%, esto se interpreta como un decremento de 0.47 puntos porcentuales. Se espera que para el segundo trimestre del año, la tasa de disponibilidad tenga un incremento considerable, debido a la finalización y entrega de un edificio en desarrollo ubicado en la zona de Santa María.
Referente a la tasa de disponibilidad por corredores en un orden descendente, se encuentran de la siguiente manera: Santa María con 19.52%, Valle con 17.10%, Valle Oriente con 15.37%, Monterrey Centro con 13.34%, San Jerónimo- Constitución con 9.90% y Margáin-Gómez Morín con 3.14%; haciendo énfasis en que el submercado con mayor espacio disponible en la zona es Valle Oriente y en donde se concentra el 51% del metraje total a ocuparse inmediatamente.
El precio promedio de renta en este trimestre mostró un incremento moderado (reportándose $20.15 dólares por metro cuadrado en el cuarto trimestre del año 2013) de $0.16 dólares por metro cuadrado al registrar $20.31 dólares por metro cuadrado. Esperamos que durante el transcurso del segundo trimestre el precio de renta promedio tenga un aumento moderado gracias a la entrada de nuevo espacio en desarrollo y se mantenga estable para mantener la demanda de espacios de oficinas clase “A” y “A+”.
Tomando en cuenta a los corredores de oficinas, el precio de renta promedio se muestra a continuación en orden descendente: Margáin-Gómez Morín con USD$29.66/m²/mes, Valle Oriente con USD$21.55/m ²/mes, Valle con USD$19.35/m²/mes, Santa María con USD$19.29/m²/mes, Monterrey Centro con USD$17.41/m²/mes y San Jerónimo-Constitución con USD$15/m²/mes. El precio promedio general de edificios clase “A” se registra en $17.14 dólares por metro cuadrado, mientras para la clase “A+” se registra $21.59 dólares por metro cuadrado.
La absorción neta, o diferencia entre el espacio ocupado de este trimestre contra el anterior, fue de 6,068 m². En cuanto a la absorción bruta se estima un metraje de casi 17 mil m² comercializados, en donde más de 13 mil m² corresponden a un pre-arrendamiento de un edificio en construcción para una empresa de estatus confidencial.
Esta operación corresponde al 80% del a metraje comercializado y estará ubicado en el municipio de San Nicolás, dejando a Valle Oriente con el 14%, seguido del corredor Valle con el 5% y al final el corredor Santa María con el 1%.
Reynosa Industrial
Al finalizar el primer trimestre del año 2014, la zona industrial de Reynosa registró espacios comercializados por aproximadamente 26 mil m² de espacio clase “A”, siendo esta cifra superior a lo registrado en el primer trimestre del año 2013 que fue de 18,708 m² pero inferior a lo reportado en el cuarto trimestre del año 2013 que fue de 101 mil m².
Con respecto al espacio comercializado en la zona industrial en el presente trimestre, 57% se llevó a cabo en el corredor Poniente y el resto se llevó a cabo en el corredor Puente Pharr. Esto identifica que el corredor Poniente sigue siendo uno de los submercados más solicitados por las empresas. Los principales sectores de donde provienen las compañías que están ocupando espacios clases “A” en el mercado industrial de Reynosa son : el sector automotriz y el sector logístico.
En cuanto al inventario industrial clase “A”, se registra al finalizar el mes de marzo, un incremento de 2.71 a 2.72 millones de metros cuadrados, como consecuencia de las expansiones que se estaban desarrollando durante el año 2013.
En cuanto a la tasa de disponibilidad del mercado en el trimestre en curso, el espacio disponible registra una tasa de un 8.38% del inventario total existente, lo que significa un decremento, si se le compara con el cuarto trimestre del año 2013, de casi 24 mil m². Para el segundo trimestre, esperamos una disminución en la tasa, impulsada por la demanda de espacios industriales en la zona, aún cuando se tiene registro de espacio industrial especulativo en desarrollo por casi 28 mil m2.
Durante los primeros tres meses del año, el corredor con mayor metraje disponible, es el corredor Puente Pharr con 184 mil m² de espacio clase “A”, seguido del corredor Poniente con 28 mil m².
Asimismo, el precio promedio de renta cierra con $3.60 dólares por metro cuadrado teniendo un incremento mínimo de un centavo de dólar con respecto al cuarto trimestre del año 2013. Con la nueva oferta en desarrollo se espera que el precio muestre un incremento y se mantenga en un rango entre $3.60 y $3.64 dólares por metro cuadrado.
A finales del primer trimestre del año en curso, se registró una tasa de disponibilidad en el mercado menor en 0.9 puntos porcentuales, al pasar de 9.28% en el cuarto trimestre del año 2013 a 8.38%. Esta disminución en la tasa corresponde a un aumento en la cantidad de metraje disponible existente que fue comercializado, principalmente en los corredores de mayor demanda como son Poniente y Puente Pharr.
En cuanto al espacio industrial clase “A” disponible, se registraron alrededor de 228 mil m², cifra menor a los 251 mil m² del cuatro trimestre del año 2013. El corredor que muestra mayor espacio industrial disponible, continúa siendo Puente Pharr con alrededor de 184 mil m², lo cual representa un 81% del total disponible, seguido del corredor Poniente con 12% y el resto a los corredores Norte y San Fernando con 6% y 2% respectivamente. Se espera para el segundo trimestre del año 2014, que la tasa disminuya ante la demanda de espacio existente.
Por su parte, el precio promedio del mercado refleja una pequeña fluctuación al alza de 0.3% al cerrar el primer trimestre con $3.60 dólares por metro cuadrado, manteniéndose estable con respecto al cuarto trimestre del año 2013. Con esto se espera que a finales del segundo trimestre del año en curso, el precio promedio se mantenga estable con una tendencia al alza por la posible entrada de nuevos espacios especulativos clase “A”.
Los precios de salida que se registraron por corredor, se muestran a continuación en orden descendente: Poniente con USD$3.79/m²/mes, Puente Pharr con USD$3.59/m²/mes, San Fernando con USD$3.55/m²/mes y Norte con USD$3.32/m²/mes.
La diferencia entre el espacio ocupado de este trimestre respecto del anterior (absorción neta), registra 32 mil metros cuadrados aproximadamente, esto es, menor al metraje registrado en el cuarto trimestre del año 2013 que fue de casi 45 mil m². En cuanto a la comercialización de espacios disponibles o absorción bruta, durante el primer trimestre se registraron 26 mil m², cifra inferior a lo reportado en el cuarto trimestre del año 2013.
El espacio comercializado para este trimestre, se distribuyó en operaciones de renta con un 82% y el resto con operaciones de expansión de naves existentes. Al finalizar el trimestre, el metraje comercializado se distribuyó de la siguiente manera, 57% ocurrió en el corredor Poniente y el 43% restante ocurrió en el corredor Puente Pharr.
Saltillo Industrial
Durante el primer trimestre del año, el mercado industrial clase “A” en Saltillo registra un incremento en su inventario de 25 mil m², lo que representa un aumento del 1.34% con respecto al cuarto trimestre del año 2013 y un incremento del 6.48% con respecto al primer trimestre del año 2013.
En este trimestre se terminaron edificaciones localizadas en los submercados de Saltillo y Arteaga, correspondientes a desarrollos especulativos. Con este aumento, el inventario alcanza los 1.9 millones de metros cuadrados. La construcción de nuevos espacios industriales registró, durante los primeros tres meses del año, 168 mil m², en donde el 89% del metraje en desarrollo se encuentra en Ramos Arizpe, 6% en Saltillo y el 5% restante en Arteaga. Así mismo, por el tipo de construcción, el 72% corresponde a edificaciones a la medida, 25% corresponde a naves especulativas y el resto a expansiones de naves existentes. En total, son 11 proyectos a finalizar durante el transcurso del año.
Por su parte, al término del primer trimestre, se registraron alrededor de 56 mil m² comercializados en los tres submercados, tanto para proyectos de renta, expansiones y edificaciones a la medida. Ramos Arizpe se sigue manteniendo como la zona de mayor actividad industrial en este inicio de año con el 57% del metraje comercializado.
La tasa de disponibilidad registra un valor de 6.75% siendo mayor al registrado en el cuarto trimestre del año 2013 que reportó una tasa del 6.53%. El aumento de la tasa de disponibilidad se debe al crecimiento de la oferta de espacio industrial clase “A” que se mantenía en construcción y fue finalizado en el transcurso de este primer trimestre del año en curso.
El precio de renta mostró un decremento mínimo con respecto al cuarto trimestre del año 2013 al finalizar con $4.03 dólares por metro cuadrado, lo cual significa una disminución de un centavo de dólar y en su comparativo anual, se reportó un incremento de seis centavos de dólar. Con la nueva oferta de espacio industrial que se agregue en el transcurso del año, se espera que los precios se mantengan estables con una tendencia al alza por encima de los USD$4.02/m²/mes.
Al finalizar el primer trimestre del año, la tasa de disponibilidad reporta un incremento al pasar de 6.53% del trimestre anterior (4Q 2013) a una tasa del 6.75%. Esto refleja un aumento de 123 mil m² a casi 129 mil m², que se traduce en un incremento de casi 5%. Arteaga se mantiene por el momento sin espacio industrial clase “A” disponible, lo cual esperamos se modifique en el segundo trimestre del año debido al desarrollo de naves especulativas en la zona.
En cuanto al espacio disponible existente, se encuentran espacios con un rango desde 1,800 m² hasta 15 mil m², reportándose una tasa de disponibilidad por submercado en orden descendente: 14.4% para Saltillo y 4.74% para Ramos Arizpe. Actualmente, el mayor metraje disponible en la zona se encuentra en el corredor de Saltillo con casi 71 mil m².
Se espera que pare el segundo trimestre, la tasa de disponibilidad tenga un incremento moderado debido a la entrega de nuevos espacios especulativos clase “A” en desarrollo a finalizarse a finales del mes de junio.
Cerrando el trimestre en curso, se registra un precio de salida promedio de $4.03 dólares por metro cuadrado con una pequeña fluctuación a la baja con respecto al trimestre anterior que mostró un precio de $4.04 dólares por metro cuadrado; cambio que solo fue de un centavo de dólar y que se interpreta como un decremento del 0.25%. Con la llegada de nuevos espacios especulativos clase “A” se espera que el precio promedio de renta se mantenga estable y por encima de los $4 dólares por metro cuadrado.
El submercado con el precio más alto es nuevamente es el corredor de Ramos Arizpe con $4.15 dólares por metro cuadrado, seguido de Saltillo con $3.93 dólares por metro cuadrado.
La diferencia entre el espacio ocupado de este trimestre con respecto del anterior (absorción neta), registra 19,390 m², esto es un considerable incremento respecto a lo registrado en el cuarto trimestre del año 2013 que fue de 731 metros cuadrados. En lo referente a la absorción bruta en este primer trimestre del año, se reportan espacios comercializados por un total de casi 56 mil m², siendo superior a la absorción bruta del cuarto trimestre del año 2013 que fue de 11 mil m².
Las operaciones promedio registradas en este inicio de año, están cerca de los 9 mil m² y el corredor con mayor actividad es nuevamente Ramos Arizpe con 31 mil m², seguido de Saltillo con 13 mil m² y Arteaga con 10 mil m². De estas estas operaciones de comercialización se destaca el 47% que fueron operaciones de renta, 43% operaciones de edificaciones a la medida y 10% expansiones de edificios existentes.
Translation - English Industrial Bajío
Bajío is a magnet for capital investment in the automobile and aerospace industries. Japan, Germany and the United States have made the largest investments in the area.
Bajío’s dynamism, apart from the cluster of automotive and aerospace growth in the region, has generated the infrastructure and demand needed for the development of the logistics industry which, in recent years, has had a significant impact attracting important logistics companies to locate there.
The region’s specialized development has resulted in industrial development centered on “Build to Suit” since the companies that are locating there are looking for very specific kinds of facilities.
In the first quarter of 2014, inventory grew by almost 9% topping off at a total of 5.2 million sq. m. Querétaro is the largest market making up 40% of the total inventory for the region followed by Guanajuato with 30%, San Luis Potosí with 20% and Aguascalientes with 8%.
Rents in Bajío during the quarter increased by six cents reaching $4.01 US$/sq. m./month, an historic high surpassing $4US per square meter for the first time. This increase in price can be explained by the addition of new inventory priced at above the market average up to this point.
New construction also made an important contribution, surpassing 314,630 square meters in the previous quarter reaching 582,388 in the first quarter of 2014. The increase in new construction principally resulted from important “Build to Suit” development in industrial parks such as Amistad Bajío and Castro del Río in Guanajuato, as well as Millenium and Logistik II in San Luis Potosí, and the Querétaro Industrial Park in Querétaro. For its part, Aguascalientes recorded new construction activity with the undertaking of two custom-built facilities and a speculative development at the San Francisco IV Industrial Park, providing more evidence of the market’s dynamism.
The consensus for economic growth in Mexico in 2014 appears more and more each day to be above 3% based upon the latest surveys undertaken in the banking sector, including by the Bank of Mexico, as well as according to the International Monetary Fund's World Economic Outlook. The IMF’s World Economic Outlook lowered its projection for economic growth in 2014 from 3.7% to 3.6% while reducing its projection for 2015 from 4% to 3.9%. In the case of Mexico, the projection remains at 3% for 2014 and 3.5% for 2015, both figures being lower than the 3.9% growth projected by Mexico's Secretariat of Finance and Public Credit.
The latest inflation data for Mexico published by the National Institute of Geography and Statistics (INEGI according to its Spanish acronym), put annual inflation in March at 3.7%--below the 4% level seen at the start of the year, and mostly driven by increases as a result of tax reforms.
Analysts are looking for economic indicators to improve in the second quarter of this year, driven by greater certainty surrounding the implementation of reforms in the energy and telecommunications sectors as well as the assimilation of the effects of tax reforms.
The Bajío region has seen a decline in the vacancy rate, from 5.3% in the previous quarter to 4.3% this quarter, representing a total of 226,692 sq. m. of available space. Querétaro offers the largest number of vacant sq. m at 124,087 followed by San Luis Potosí with 70,883, Guanajuato with 25,525 and Aguascalientes with 6,198 sq. m.
The decrease in vacancies is a result of the demand for speculative space greater than what the market has been able to provide. Given this reality, we believe that in the coming quarters vacancies will continue to follow this downward trend since only 25% of the space currently under construction is speculative.
Prices in Bajío are on an upward trend as demand for space increases. According to measurements by CBRE, prices will reach an historic high for the first time this quarter, exceeding $4US topping off at $4.01 US$/sq. m./month, showing an increase of six cents with respect to the previous quarter. Guanajuato shows the greatest increase in starting prices, ending this quarter at $4.23 US$/sq. m./month, followed by San Luis Potosí at $4.08 US$/sq. m./month, Querétaro at $3.97 US$/sq. m./month and Aguascalientes at $3.0 US$/sq. m./month.
Given expected levels of demand and the price of space that is currently under construction, we estimate that prices will show a slight rise during the next quarter.
Driven in great measure by “Built to Suit” space added to overall inventory this quarter and due to important reported closings in speculative space, the net absorption—which is the difference between occupied space this quarter compared to the previous quarter—this quarter ends with a figure of 335,208 sq. m., the largest recorded absorption in a quarter documented by CBRE.
Gross absorption, or the commercialization recorded in the market, was 189,018, representing an increase slightly double with respect to the previous quarter. This increase can be explained by several “Build to Suit” projects initiated in San Luis Potosí, Guanajuato and Aguascalientes and by the absorption of speculative spaces in Querétaro.
Industrial Mexico City
One of the goals during the current six-year Presidential administration has been to convert the country into a logistics center and as such, increase competitivity—as is occurring in Mexico City which has an attractive business climate, well-developed economic sectors and a world-class logistics platform.
According to the report “México, Índice de Capacidad de Atracción de Inversión Manufacturera” (“Mexico, Index of Manufacturing Investment Attraction Capacity”), issued by the Centro de Investigación para el Desarrollo A.C. also known as CIDAC, the State of Mexico places third in its capacity to attract manufacturing at 70% after Chihuahua and Nuevo León. The state offers conditions that look to promote investment which are confirmed by an ongoing preference among businesses to locate there and the greater demand for speculative space that is evident in the industrial strip north of Mexico City.
According to INEGI, in the first month of this year, manufacturing production increased by 2.3% with respect to December of 2013. In annual terms, the increase was 2.5% with respect to January of 2013. All of this reflects the dynamism of the Class A industrial market in the Mexico City Metropolitan Zone as well as Toluca. With the completion of industrial construction in the zones of San Martín Obispo, Tepotzotlán and Tultitlán, Class A inventory in Mexico City increased by 4.33%, ending the first quarter at 5,689,743 sq. m.
Availability rates continued to grow, ending the quarter at 11.16% totaling 634,771 sq. m. of available space distributed along nine existing corridors with Cuautitlán offering the most square meters followed by Toluca.
The commercialization of space at the start of the year reached almost 100,000 sq. m. with Tepotzotlán being the corridor with the most commercialized square meters. Net absorption saw a considerable increase with respect to past quarters, topping off at slightly more than 191,000 sq. m. Rent prices, although stable, tended to show a slight decrease of USD$0.06, registering an average of USD$4.95/sq. m./month.
The above information shows a good start to the year in the Class A industrial market in Mexico City with 450,000 sq. m. of new construction supporting the demands of the market.
The vacancy rate after registering an historic low in the first quarter of last year, has shown a tendency towards a bull market and the first quarter of 2014 was no exception. The rate of vacancies in the first quarter of 2014 hit 11.16% (with an increase of almost a half a percentage point in comparison with the previous quarter) with 634,771 sq. m. available throughout all of the Mexico City Metropolitan Zone and Toluca, due principally to a 4.33% increase in inventory with the addition of 236,289 sq. m. this quarter, overriding any concerns about the few vacancies recorded during the quarter.
Cuautitlán is the corridor that reported the greatest number of square meters of vacancies (246,506 sq. m.), followed by Toluca (145,950 sq. m.) and Tepotzotlán (80,432 sq. m.). Cuautitlán is the corridor that showed the most growth in both inventory and construction, going from 3.30% to 17.25%. It’s estimated that if this trend continues, according to construction data, 63% of all construction will be in the Cuautitlán corridor followed by Tepotzotlán at 18%. Vallejo and Naucalpan are the corridors with the least vacancies. Vallejo has no Class A space available and in Naucalpan just 9,802 sq. m. are available.
Average starting prices for spaces for rent in Mexico City and Toluca for the first quarter of 2014 showed a slight downturn as would be expected given the increase in space available. The average starting rental price was USD$4.95/sq. m./month registering a decrease of USD$0.06 with respect to the previous quarter and closing at the end of the quarter at levels similar to the same period for the previous year.
At the submarket level, Naucalpan continued to have the highest price at USD$9.23/sq. m./month, due to the low availability of Class A space, followed by Tepotzotlán at USD$5.27/sq. m./month and Tlalnepantla at USD$5.22/sq. m./month, prices above the general average. On the contrary, Iztapalapa-Tláhuac recorded the lowest starting price at USD$3.84/sq. m./month, together with Huehuetoca at USD3.90/sq. m./month.
The difference between occupied space this quarter with respect to the last (net absorption), showed a considerable increase at 191,217 sq. m., in comparison with the previous quarter which was 74,637 sq. m. Gross absorption (square meters of Class A space commercialized during the quarter) was 99,187 sq. m. with Cuautitlán being the corridor that registered the greatest commercialization of space at 51,377 sq. m. representing 51% followed by Tultitlán at 18%.
Total identified transactions during the period consisted of the leasing of speculative space and the majority of tenants that signed leases during the quarter were logistics services and supply chain providers as well as food and beverage manufacturing and distribution.
Offices, Mexico City
2014 is showing itself to be a very good year in the commercial real estate sector in Mexico. And now, at the close of the first quarter, we can see how the numbers back that up.
Mexico has a strong tradition as a country important to industry thanks to the Republic’s excellent geographic location and its qualified and competitive workforce. At the same time, throughout the Republic we can see how commercial centers, business brands and business concepts are expanding and include the most important markets. And certainly, the market for office space is no exception and that is where Mexico City is attracting the interest of the most important investors, both nationally and internationally. We can see it in construction activity that continues to expand to more than one million square meters; with the Reforma-Centro submarket where 30% of the total activity is concentrated with very attractive projects such as the Torre Diana; the expected completion in the coming months of the BBVA Bancomer Headquarters; and followed by the Polanco corridor representing 21% of the total activity, with four projects expected to be completed this year such as the Terret Corporation’s North Tower, Punto Polanco, Phase II of Plaza Carso and Parques Polanco as well as BBVA Bancomer.
In this context, we expect the addition of almost 650,000 sq. m. of Class A and A+ inventory to the city, representing a growth of 15% in just 2014 alone.
Another aspect relevant to this expanding market are price trends which, in the face of continual growth, have tended to remain stable at the general level (we expect to end the year in the range of USD $26 to 26.50/sq. m./month) thanks to the strong demand for quality space that exists throughout the entire Mexico City Metropolitan Area. However, prices do show important differences when analyzed by submarkets. Prices exceed USD $31/sq. m./month in the Reforma and Lomas Palmas zones, and we expect slight increases for the Reforma zone and prices close to USD $35/sq. m./month for Lomas Palmas as a result of a near 10% increase in inventory during the year with buildings that are priced above the average for this submarket.
The vacancy rate has stayed at levels between 9.5 to 11.5% during the last two years, principally as a result of demand for prime-location office space that offers sustainable maintenance and operations with a positive cost benefit for investment for companies that either rent or purchase the properties.
At the end of this quarter, Perinorte had the greatest vacancy rate at 43.24%, with slightly more than 30,000 sq. m. due to the growth this suburban zone has had over the past year. The greatest amount of vacant space in the city is in Santa Fe with 111,000 sq. m. representing 10.37% of the 1,000,000 sq. m. of inventory in this submarket.
As we have mentioned, while starting prices in the market in general have remained at USD $25/sq. m./month over the past two years, we expect a slight overall increase in the current year to between USD $26 and 26.50/sq. m./month by the end of 2014.
By the same token, we expect to see increases in submarket prices to present the highest prices in the market, accordingly: Regarding Reforma and Lomas Palmas: Reforma has consolidated itself as a financial corridor of excellence and will maintain prices in the range of USD $31/sq. m./month. Lomas Palmas is a market that has a privileged location within the city offering access to strategic roadways. There is a scarcity of space for new construction and this year new office buildings will open with starting prices above the submarket in general. Therefore, we can expect Lomas Palmas to show an average starting price that could reach as high as USD $35/sq. m./month by the end of the year. For spaces that are in greatest demand in Lomas Palmas, we could see starting prices of up to USD $49/sq. m./month.
The market’s commercialization or gross absorption will continue to be dynamic and will reach more than 76,000 sq. m. in the first quarter of this year. The greatest concentration of operations will occur in the Reforma-Centro submarket representing 24% of total operations, followed by Santa Fe at 21%.
Net absorption or the difference between occupied space in this quarter compared with the previous quarter will be 60,000 sq. m., driven by demand but also limited by the arrival of a little more than 32,000 sq. m. of new space on the market composed of the Torre Vistral (20,195 sq. m.) and the corporate offices at Patio Santa Fe (12,000 sq. m.) which will both be totally leased when they come on the market.
We expect the dynamism of the market to continue for the rest of the year but even more so in the second part of the year, driven by improvements in macroeconomic indicators and greater certainty regarding the implementation of structural reforms nationwide.
Industrial Guadalajara
The industrial market in Guadalajara has kept up its dynamism which can be seen in an increase in inventory this quarter of slightly more than 23,500 sq. m. due to new development in the corridors of the South Periférico and the historical industrial zone.
The new construction this quarter includes the start of three speculative projects, two in the Parque Industrial Periférico Sur and one in the Guadalajara Technology Park. With these new spaces, the number of square meters under construction topped out at slightly less than 75,000 at the end of the quarter.
The latest report from INEGI shows an increase of 0.7% in industrial activity on top of the 0.3% growth predicted by analysts. Manufacturing was the sector with the most growth (2.5%) due principally to the basic metals, food processing, plastics, rubber, computing equipment, electronic components and accessories, and electrical appliance industries.
A sustained demand for speculative space has produced important effects on the market, opening the way to new construction on the one hand and generating a slightly bull market trend in starting prices. As a result, the market has one of the highest price levels of all industrial zones in the Republic.
Vacancies, after three consecutive quarters of continual declines, have increased slightly by approximately 10,000 sq. m. for a total of 47,082 sq. m. available market wide. This increase is one of the consequences of two partially leased spaces that arrived on the market.
In spite of this increase in vacancies, prices topped off at $4.62 US$/sq. m./month, an increase of 0.09 cents US with respect to the previous quarter.
Vacancies increased slightly in the first quarter by approximately 10,000 sq. m. totaling 47,082 sq. m. or 2.44% of total inventory. This increase was a result of the arrival on the market of projects totaling slightly more than 23,500 sq. m. in the historical industrial zone and the South Periférico Sur, both of which were partially leased when made available on the market.
New development exists in the Zapopan Norte, El Salto and Periférico Sur corridors, but these new spaces are not expected to arrive on the market until the next quarter, so we expect vacancies to remain at the current level, if not lower as a result of the activities of developers who are looking for low vacancy rates so that new space is rapidly absorbed by the market.
In general, since 2012 prices have shown an upward trend as a result of less and less vacancies. This quarter, the average price per square meter topped off at $4.62 US$/sq. m./month, presenting increase of 0.10 cents US with respect to the previous quarter while reporting similar levels to the same quarter of last year.
We estimate that during the next quarter, prices will continue their upward trend as a result of new space entering the market at prices higher than the average for this quarter as well as a result of a continued downward trend in the vacancy rate.
Net absorption for the period was positive at slightly more than 13,600 sq. m. as a result of important spaces that were pre-leased before coming on the market in the quarter. The figure reported this quarter was at the same level as the same quarter in the previous year.
Gross absorption was 22,707 sq. m. showing a 56% increase over the previous quarter.
We expect that given this absorption, prices during the next two quarters will motivate developers to undertake the construction of new spaces in order to meet the constant demand.
Office market, Guadalajara
The government of the State of Jalisco, with the goal of creating competitive infrastructure that can facilitate more efficient mobility in Guadalajara, together with the Federal Government, will invest $1.018 billion Mexican pesos in important projects throughout the metropolitan zone focused primarily on the most affluent areas of the city.
We believe that the market will continue its upward trend for the rest of the year, and show the greatest dynamism in the second and third quarters as a result of infrastructure policies and an increase in investment shown by FIBRA's in the metropolitan zone.
Inventory topped off at 322,265 sq. m. this quarter presenting a 4.7% increase including 14,432 sq. m. as a result of the Vista Acueducto Corporativo development, adding new space to the market for the second consecutive quarter.
Average rents this quarter showed an increase of .27 cents US with respect to the previous quarter, topping off at $19.13 US$/sq. m./month. This increase in prices can be principally attributed to the addition to the market of new spaces with starting prices above the average seen in the market.
We expect vacancies to continue their downward trend as this quarter saw an historic low in vacancies as measured by CBRE. This was a result of more dynamic absorption of newly offered space. There are three new spaces under construction that total 25,617 sq. m. of which 50% are expected to come on the market in the third quarter of this year.
Net absorption continued its positive trend, presenting an important growth of 13,887 sq. m. with respect to the previous quarter and topping off at 19,251 sq. m.
This absorption and the few vacancies in the market resulted in a decrease in vacancies, brining the vacancy rate to its lowest ever according CBRE measurements. The quarter ended at 18,420 sq. m. of available space representing 5.72% of the total market inventory in Metropolitan Guadalajara.
We expect vacancies to follow their downward trend during the next quarter given that no new space is expected to be added to the total available inventory, and predicted absorption continues to be positive which tends to decrease vacancies even more.Starting prices for corporate space in Guadalajara showed a 0.27 cent US increase with respect to the previous quarter and a 0.20 cent US increase with respect to the same period in the previous year. This increase in prices was principally due to the addition to the market of new space at above-average prices.
Although the addition of new space to the market is not expected in the next quarter, we expect prices to remain similar to current rates.
Net absorption showed an important increase this quarter of almost 14,000 sq. m. with respect to the past quarter, topping off at a net absorption of 19,251. This increase in net absorption can be attributed to added space coming onto the market as a result of the new development Vista Acueducto Corporativo.
For the first time after various quarters, the López Mateos-Américas corridor registered the most absorption as a result of the space absorbed at Torre Chapultepec and Espacio Minerva.
Industrial Monterrey
Monterrey began 2014 with healthy industrial activity reflected in the dynamism of the construction projects recorded as well as space transactions, leading to the expectation that 2014 will maintain or surpass the activity seen in 2013.
At the end of the year’s first quarter, the Monterrey industrial market registered an increase in Class “A” inventory of almost 26,000 sq. m. translating into growth of 0.4% over the previous quarter and 3.95% with respect to the same quarter last year. Industrial Class “A” inventory in Monterrey topped off at 6.43 million sq. m. maintaining the market’s position as the largest Class “A” market in the Republic.
As of the end of March, the Monterrey Metropolitan Zone had 341,000 sq. m. of Class “A” space under construction including speculative space, “suit-to-build” developments and the expansion of existing industrial space of which some are programmed for completion before the end of the second quarter of this year.
Total meters under construction according to type of development, are distributed accordingly: 51% speculative industrial space, 47% “build-to-suit,” and the remaining 2% is planned expansion.
The percentage of projects in development, according to submarket, are distributed as follows: Guadalupe and Ciénega de Flores 25% per year, Santa Catarina 21%, Apodaca and Escobedo 13% each, and Monterrey with the remaining 4%.
At the end of this quarter, total space under agreement hit 107,000 sq. m. which is less than the 125,000 sq. m. reported in the first quarter of 2013. In the first quarter of this year, the percentage of space under agreement was divided as follows: Apodaca el 33%, followed by Ciénega de Flores with 26%, Escobedo and Monterrey with 16% each and Santa Catarina with the remaining 9%.
Leasing prices showed a decrease and were at $3.78US per square meter at the end of the quarter compared with $3.84US per square meter in the fourth quarter of 2013.
The vacancy rate reported for this quarter was 8.89%, showing a decrease with respect to the previous quarter when it was 9.55%. This decrease in vacancies was a result of a great start to industrial activity in industrial space under agreement and a decrease in speculative Class “A” space added to the inventory.
It’s expected that the vacancy rate will increase during the second quarter of the year due to several speculative warehouse developments which are scheduled to be finished in mid-May. Currently available space comes in at 572,000 sq. m. which shows a decrease of 6.56% or 40,000 sq. m. in comparison to the previous quarter. The development corridors with the most available space are: Apodaca with 219,370 sq. m., Guadalupe with 138,585 sq. m., Santa Catarina with 56,485 sq. m., and Ciénega de Flores with 56,305 sq. m.
The average starting price at the end of March was $3.78US per square meter, reflecting a decrease with respect to the previous quarter’s $3.84US per square meter. We expect average prices to be stable with a slight upward tick in the next quarter as a result of the addition of new Class "A" speculative warehouse space to the market.
The three development corridors with the highest rates during the quarter were: Escobedo with USD$4.13/sq. m./month, Apodaca with USD$3.99/ sq. m./month and Santa Catarina with USD$3.83/ sq. m./month. Monterrey and San Nicolás registered the lowest prices in the Monterrey industrial market and the metropolitan Monterrey zone at USD$3.66/sq. m./month and USD$2.69/ sq. m./month respectively.
Net absorption, or the difference between occupied space this quarter with respect to the last was 66,000 sq. m., showing an increase compared to the same period before when absorption was 61,000 sq. m. Gross absorption, or total commercialization of Class "A" industrial space in the market was 107,000 sq. m., less than the same quarter of the previous year which was 125,000 sq. m.
Average operations during this initial start to the year rounded off at 8,200 sq. m. and the corridors with the most activity were: Apodaca and Ciénega de Flores with 36,000 and 29,000 sq. m. respectively. Some 75% of all operations were for speculative space and 25% were for “build-to-suit" space.
Offices, Monterrey
In the first quarter of this year, new construction of “A” and “A+” space hit a record with at approximately 317,000 sq. m. This new space under development is distributed accordingly: 31% in the Valle Oriente corridor, 29% in the Margáin-Gómez Morín corridor, 11% in the de Santa María corridor, and 10% in the Monterrey center corridor, with these zones having the most space under construction.
“A” and “A+” office space inventory has shown a moderate increase exceeding 757,000 sq. m. in the fourth quarter of 2013 and 760,000 sq. m. in the current year. The expectation is that in the second quarter inventory will grow again when a new building under construction in the Santa María corridor comes onto the market.
With respect to availability of “A” and “A+” office space, there was a decrease of around 3,000 sq. m. in the fourth quarter of 2013.
The Santa María submarket had the highest percentage of vacancies in the corridor at 19.52%, while Margáin-Gómez Morín had the lowest at 3.14%. The most available space was in Valle Oriente with nearly 50,000 sq. m., followed by Monterrey centro at 17,000 sq. m. and Santa María at 16,000 sq. m.
Regarding demand for corporate space, there's a lot of expressed interest in rentals of Class “A+” space. As an example, this quarter showed pre-agreed upon leasing of the construction of 13,000 sq. m. in the northern zone of Monterrey.
Rent prices topped off at $20.31US/sq. m./month at the end of the quarter showing an increase with respect to the $20.15US/sq. m./month for the fourth quarter of 2013. A slight increase is expected for the coming quarter given new space available at prices slightly above current levels.
The vacancy rate showed a decline from 13.29% in the fourth quarter of 2013 to 12.82% in the first quarter of this year, equaling 0.47 percentage points. It’s expected that in the second quarter of this year the vacancy rate will increase considerably as a result of space being added to the market when a building under construction is completed in the Santa María zone.
Vacancy rates in descending order are: Santa María, 19.52%; Valle, 17.10%; Valle Oriente, 15.37%; Monterrey Centro, 13.34%; San Jerónimo-Constitución, 9.90%; and Margáin-Gómez Morín, 3.14%. Valle Oriente has the most vacancies in the submarket where 51% of the total available space is ready for immediate occupancy.
Average rent prices for the quarter showed a moderate increase, (reporting in at $20.15US/sq. m./month in the fourth quarter of 2013) and increasing by $0.16 cents US to $20.31US/sq. m./month in the first quarter of 2014. We expect the average rent price to increase slightly during the second quarter and to remain stable as a result of new space under development and for the demand for Class “A” and “A+” office space.
Taking into account the corridors of office space, the average rental prices were as follows, in descending order: Margáin-Gómez Morín at USD$29.66/sq. m./month, Valle Oriente at USD$21.55/ sq. m./month, Valle at USD$19.35/ sq. m./month, Santa María at USD$19.29/ sq. m./month, Monterrey Centro at USD$17.41/ sq. m./month, and San Jerónimo-Constitución at USD$15/ sq. m./month. The average price for Class “A” office space registered at $17.14US/sq. m./month, while Class “A+” came in at $21.59sq. m./month.
Net absorption, or the difference between occupied space in the quarter versus the last was 6,068 sq. m. Gross absorption is estimated at nearly 17,000 sq. m. under agreement where 13,000 sq. m. corresponds to pre-leasing of a building under construction for a company that must remain confidential.
This operation corresponds to 80% of the space under agreement and will be located in the municipality of San Nicolás, leaving Valle Oriente at 14%, followed by the Valle corridor at 5% and finally the Santa María corridor at 1%.
Industrial Reynosa
At the end of the first quarter of 2014, commercialized industrial space in Reynosa topped off at 26,000 sq. m. of Class "A" space, this figure being more than the 18,708 sq. m. at the end of the first quarter of 2013 but less than the 101,000 sq. m. in the fourth quarter of 2013.
With respect to commercialized space in the industrial zone for the current quarter, 57% was located in the western corridor (Poniente) and the remainder in the Puente Pharr corridor. The western or Poniente corridor continues to be one of the submarkets most sought after by businesses. Companies occupying Class "A" office space in the industrial areas of Reynosa are mainly in the automotive and logistics sectors.
Class “A” space inventory or industrial space showed an increase at the end of March from 2.71 to 2.72 million square meters as a result of expansions under development during 2013.
Vacancies in the market for the quarter in progress were at 8.38% of total inventory, showing a decrease of almost 24,000 sq. m. when compared with the fourth quarter of 2013. A decrease in this figure is expected for the second quarter as a result of demand for industrial space in the zone although 28,000 sq. m. of speculative space is under construction.
In the first three months of the year, the corridor with the most space available was Puente Pharr with 184,000 sq. m. of Class “A” space followed by Poniente with 28,000 sq. m.
At the same time, the average rent was $3.60US/sq. m. /month showing a small increase of 0.01 cents US with respect to the fourth quarter of 2013. With new space under development it’s expected that the price will show an increase and maintain a range of between $3.60US and $3.64US/sq. m. /month.
At the end of the first quarter, the vacancy rate in the market decreased by 0.09% from 9.28% to 8.38% in the fourth quarter of 2013. This decrease corresponded to an increase in the amount of commercialized space principally in the corridors with the most demand such as Poniente and Puente Pharr.
Class “A” available industrial space was at 228,000 sq. m., a figure less than the 251,000 sq. m. registered in the fourth quarter of 2013. The corridor with the most available industrial space continued to be Puente Pharr with approximately 184,000 sq. m. representing 81% of all available space followed by Poniente with 12% and the corridors Norte and San Fernando with 6% and 2% respectively. The rate is expected to decline in the second quarter of 2014 given the demand for existing space.
The average market price reflects a small fluctuation of at most 0.3% at the close of the first quarter with a price of $3.60US/sq. m. /month, showing stability with respect to the fourth quarter of 2013. With this, it’s expected that at the end of the second quarter of the current year, the average price will remain stable with an upward trend given the possibility of new speculative Class “A” space coming available.
Starting prices for the corridor show a continued decline: Poniente at USD$3.79/sq. m./month, Puente Pharr at USD$3.59/ sq. m./month, San Fernando at USD$3.55/ sq. m./month and North (Norte) at USD$3.32/ sq. m./month.
The difference between occupied space this quarter with respect to the last (net absorption) was approximately 32,000 sq. m. which is less than the space registered in the fourth quarter of 2013 which was almost 45,000 sq. m. In the first quarter the 26,000 sq. m. of commercialized space available or gross absorption was less than that reported in the fourth quarter of 2013.
Commercialized space for this quarter was made up of 82% in rentals with the rest in the expansion of existing industrial warehouse space. At the end of the quarter, commercialized space was distributed accordingly, 57% in the Poniente corridor and 43% in the Puente Pharr corridor.
Industrial Saltillo
In the first quarter of the year, Class “A” industrial space in Saltillo showed an increase in inventory of 25,000 sq. m. representing a hike of 1.34% with respect to the fourth quarter of 2013 and an increase of 6.48% with respect to the first quarter of 2013.
New speculative construction in the submarkets of Saltillo and Arteago was completed in the quarter. With this increase, inventory reached 1.9 million sq. m. New construction of industrial space registered 168,000 sq. m. during the first three months of this year, where 89% of the space under construction was located in Ramos Arizpi, 6% in Saltillo and 5% in Arteaga. Some 72% of the construction corresponds to “build-to-suit” projects, 25% to speculative industrial space and the rest to expansion of existing industrial space. In total, 11 projects are expected to be completed during the year.
Some 56,000 sq. m. of space was commercialized in the first quarter in the three submarkets for rentals, expansion and “build-to-suit” projects. Ramos Arizpe continues to be the zone with the most industrial activity for the start of the year with 57% of commercialized space.
The vacancy rate registered at 6.75% being slightly higher than the 6.53% seen in the fourth quarter of 2013. The increase in vacancies is a result of an increase in Class "A" industrial space offered and under construction and completed over the course of the first quarter of this year.
Rent prices showed a minimal decrease with respect to the fourth quarter of 2013 ending at $4.03US/sq. m./month showing a decrease of 0.01 cents US, showing an annual increase of 0.06 cents US. With new industrial space on offer and coming available during the year, it’s expected that prices will remain stable with an upward trend above USD$4.02/sq. m./month.
At the end of the first quarter of the year, the vacancy rate showed an increase above the 6.53% of the fourth quarter of 2013 to a rate of 6.75%. This reflects an increase from 123,000 to nearly 129,000 sq. m. which translated into an increase of almost 5%. Arteaga is without Class “A” industrial space available which we expect to change in the second quarter as a result of the development of speculative industrial warehouse space in the zone.
Regarding available space, it ranges from 1,800 sq. m. to 15,000 sq. m., with vacancy rates being reported per submarket in the following descending order: Saltillo 14.4% and Ramos Arizpe 4.74%. The most amount of available space in the zone is in the Saltillo corridor at almost 71,000 sq. m.
It’s expected that in the second quarter the vacancy rate will moderately increase as a result of the coming onto the market of speculative Class “A” space under development and expected to be completed at the end of July.
Starting prices at the end of the first quarter were at an average of $4.03US/sq. m./month with a small downward fluctuation with respect to the previous quarter which showed a price of USD$4.04/sq. m./month, a change of just 0.01 cent US or a 0.25% decrease. With the arrival onto the market of new speculative Class “A” space it’s expected that the average rental price will remain stable and above USD$4/sq. m./month.
The submarket with the highest prices is the Ramos Arizpe corridor at USD$4.15/sq. m./month followed by Saltillo at USD$3.93/sq. m./month.
The difference between occupied space this quarter with respect to the last (net absorption) was 19,390 sq. m., showing a considerable increase with respect to that found in the fourth quarter of 2013 which was 731 sq. m. Regarding gross absorption in the first quarter of this year, commercialized space reported totaled almost 56,000 sq. m. exceeding the gross absorption for the fourth quarter of 2013 which was 11,000 sq. m.
Average operations for the start of this year are nearly 9,000 sq. m. and the corridor with the most activity is newly Ramos Arizpe with 31,000 sq. m. followed by Saltillo with 13,000 sq. m. and Arteago with 10,000 sq. m. Of these commercial operations, 47% were rental, 43% were for “build-to-suit” construction and 10% were for existing buildings.

Forming win-wins with suppliers in a post-financial crisis world

Scarcity of raw materials and soaring prices for commodities, the financial crisis and the increasing intensity of natural catastrophes have created a paradigm shift that requires a fresh analysis of how the corporation relates to the global supply chain.
In a stalled or shrinking market, a 10% cost reduction in supply chain efficiency can easily produce more return with less effort than a 10% increase in the sales. The table below represents an average industry (manufacturing) standard profit and loss balance sheet that compares the relative benefit of a 10% reduction in purchasing cost to a 10% increase in sales assuming there is no cost increase in operations and SG&A.
Much can be done to reap the benefits of reduction in purchasing by following a simple principle – listen and involve the supplier in your strategy. Sounds simple, but in practice this requires a change in mindset.
From market driven to customer and supply driven
Most companies seek to increase profits by focusing on expanding market share and their customer base. Ryanair, the Irish carrier, has posted annual profits of several hundred million euros in a dismal airline climate not by doing what customers want per se, but rather by paying close attention to the supply side of its business.
In contrast to most commercial airline executives, Ryanair CEO Michael O’Leary, saw the economic downturn as an opportunity. While other airlines were selling off their planes in a reaction to reduced customer demand, O’Leary went on a buying spree, acquiring planes at a steep discount and building Ryanair’s fleet at a fraction of the price paid by competitors. As airlines jettisoned less profitable routes, O’Leary took advantage of the subsidies offered by isolated localities willing to pay a premium for access to a commercial carrier. When the French port of Marseilles objected to Ryanair staff working on Irish labor contracts instead of more restrictive French ones, O’Leary simply re-routed his planes to Spain. Ryanair’s customers, he discovered, didn’t mind the inconvenience if it meant an affordable price.
Opponents charged that Ryanair’s profits were unrealistic, because they depended on government subsidies — the company makes a profit of around €300 million a year, but recoups anywhere from €600 million to €700 million a year in tax rebates, government incentives and reduced landing charges. The criticism, however, misses the point. The key to O’Leary’s success is the expansion of his business strategy to include “sourcing” as well as pricing and customer needs. Other airlines could easily have done the same, but they missed the opportunity, because their management failed to see the sourcing side of the game.
The savings that Ryanair CEO Michael O’Leary was able to leverage by moving to the careful purchasing and negotiating his costs amount to more than double the company’s profits. Had O’Leary only paid attention to customer demands, he would have secured landing rights in Marseilles instead of exploring an alternative in Spain. The company would have been far less profitable.
In a stagnant or shrinking market, much more effort is required to attract new customers while the returns are likely to be smaller. We argue that it is possible to extract greater profit for the bottom line by increasing supply chain efficiency and taking advantage of the potential for innovation of the supply network. Of course, no one wants to neglect customers. The trick is to include the supply chain in the calculations and to find the best combination of all these elements.
From internal innovation to “open” innovation
Most CEOs put a top priority on responding to customers. In the new post-crisis environment, listening to suppliers can be just as important. Customer satisfaction remains a priority, but insight and innovation can also come from the supply side.
In 2002, the Dutch firm Royal Numico, a leading producer of baby food, tackled a highly competitive, shrinking market by turning to one of its suppliers, Babynov, a former yogurt company, headed by Roger Beguinot, a French entrepreneur. Beguinot had developed an ingenious plastic packaging concept that let mothers save time by preparing easy-to-serve babyfood at ambient room temperature. Beguinot realized that mothers, pressed by hectic schedules, would feel guilty at spending less time with their infants, and would consequently be ready to pay extra for a premium brand as compensation. The product innovation enabled Numico to increase its profits dramatically, despite a declining birthrate. Numico’s emphasis on innovation led French competitor Danone to buy the company in 2007 for €12.3 billion — roughly 22 times Numico’s earnings.
Procter & Gamble, one of America’s longest surviving corporations, literally redefined itself from a manufacturing company to a corporation focused on “creating and building brands.” By 2003, P&G, which had previously manufactured detergents, beauty aids and a variety of products with its own proprietary equipment, had moved towards becoming an aggregator of products made by a wide range of suppliers, and it was outsourcing a growing percentage of its manufacturing.
As part of P&G’s changing corporate identity, CEO A.G.Lafley adopted a “connect and develop” strategy which called for acquiring more than 50% of its innovation from outside the company. Lafley had realized that efforts to rely on in-house R&D was stretching the resources too thin, distracting from core operations. Innovation, P&G concluded, was the key to providing sufficient value to offset the higher prices of P&G’s premium products.
Unilever, one of P&G’s main competitors, arrived at a similar conclusion. After finding that it was spending €891 million on R&D and €26 billion on suppliers, Unilever reasoned that if suppliers were spending 6% of their revenues on R&D, then Unilever was effectively investing €1.5 billion in the R&D of each of its suppliers. If the company failed to take advantage of that research, it was simply handing it to competitors. .
Apple, a corporate leader in innovation and a company that is notorious for insisting on its own proprietary hardware, also found that some of its best ideas by paying attention to outside suppliers. In 2001, its senior vice president for hardware engineering at the time, Jon Rubinstein, made a routine tour of Toshiba’s computer hard-disk manufacturing facility. Toshiba had just developed a tiny 1.8” hard drive. Toshiba’s engineers complained that they didn’t really know what to do with their creation. As it turned out, Apple did. The drive was the missing component needed to make the iPod possible. It changed the music business forever and the company along with it.
Re-thinking the supply chain
Traditionally companies tried to squeeze the lowest price possible out of suppliers. They instead should be embraced. More can be gained by turning the supplier into a partner in innovation than by forcing cost-cutting on materials and labor. An even more enlightened approach is to invest in R&D through the supplier. The potential for increased profit outweighs the risk that a competitor will gain access to the idea through the supplier. The supplier with the best technology is in a better position to help the corporation compete effectively. Knowing how to develop a collaborative relationship is the fastest and easiest approach to improving the bottom line. This is a dramatic change of thinking from business in the past and thus requires the input at the highest level of the corporation’s management team.

La escasez de materias primas así como el incremento en los precios de los productos básicos, la crisis financiera y el aumento progresivo de las catástrofes naturales han creado un cambio de paradigma que requiere de un análisis fresco acerca de cómo las empresas se relacionan con la cadena de suministros mundial.
En un mercado varado o reducido, una reducción del 10% de costos en la eficiencia de la cadena de suministros puede generar fácilmente mayor retorno con menos esfuerzo que un incremento del 10% en las ventas. La siguiente tabla representa el estado de resultados del promedio industrial (manufactura) que compara el beneficio relativo de una reducción del 10% en costos de compras con un aumento del 10% en las ventas, asumiendo que no hay aumento en las operaciones y la administración de ventas y productos básicos (SG&A, por sus siglas en inglés).

Mucho se puede hacer para obtener beneficios de la reducción en compras siguiendo un principio muy simple: escuchar e involucrar al proveedor en su estrategia. Suena sencillo pero en la práctica requiere todo un cambio de mentalidad.
De la motivación del mercado a la motivación del cliente y los suministros
La mayoría de las empresas buscan incrementar sus utilidades enfocándose en expandir su participación de mercado y su base de clientes. Ryanair, la empresa de aerotransporte de Irlanda reporta utilidades anuales de varios cientos de millones de euros dentro de un clima poco prometedor en las aerolíneas, no por hacer lo que los clientes demandan sino por prestar mucha atención al lado de los suministros de su negocio.
En contraste con la mayoría de los ejecutivos de la industria de la aviación, el CEO de Ryanair, Michael O´Leary vio el declive económico como una oportunidad. El proveedor, con su mejor tecnología está en mejor posición de ayudar a la corporación a competir efectivamente. Saber cómo desarrollar una relación de cooperación es la manera más rápida y sencilla de mejorar las utilidades netas. Este es un cambio dramático en la mentalidad de las empresas que requieren del conocimiento al más alto nivel del área administrativa del corporativo.
