Source text - English IV. RENT
Lessee promises and agrees to pay to Lessor as rent for the Premises, the amount referenced on Page 1. Rent is payable in fifty-two (52) weekly installments, along with the sales tax, in advance and without demand, by 1:00 P.M., every Friday of each week during the term hereof, without any deduction whatsoever, with the first payment to be made before occupying the Premises.
For said rent, and subject to the fulfillment of the provisions in this Agreement and XXXX RULES AND REGULATIONS, Lessee is leasing the Premises together with the furnishings and equipment described in SCHEDULE 1, the use and maintenance of the facility’s common areas, A/C maintenance, power, water and sewage utilities to the Premises, a phone jack installed in the Premises, a key and/or access code for entry, the ongoing use of the XXXX directory, bathroom supplies, and any other services Lessor might include.
If the term of this Agreement is for one (1) year, then the rent amount shall be increased to fair market value, or may take into account cost of living increases, on each twelve (12) month anniversary of the Commencement Date of the initial Term, unless previously cancelled in writing as specified in Article III. In no event though, shall the weekly rent for any twelve (12) month period be more than ten percent (10%) greater than the weekly rent for the previous twelve (12) month period. Tenant understands that the rental amount includes pass-through fees including insurance, taxes, and maintenance fees, which are imposed by outside agencies (i.e. Lessor’s landlord, city, county or state agencies, etc.), beyond Lessor’s control. During any term of this Lease, it is possible that these fees are increased, or decreased, by these parties. If this occurs, Lessor, at its discretion, may adjust the rent charged to Lessee, up or down, either at the time Lessor incurs these changes, or upon renewal of the Lease, but in no event will the rent increase greater than the percentage increase stipulated above.

El Arrendatario promete y conviene pagarle al Arrendador, el monto al que se hace referencia en la página 1, por concepto de alquiler del Local. El pago del alquiler junto con el impuesto sobre la venta correspondiente, se habrá de pagar semanalmente por un total de cincuenta y dos (52) semanas, todos los viernes a la 1:00 p.m., por anticipado y sin previa notificación. Dichos pagos se efectuarán durante el término de este contrato y sin deducción alguna. El primer pago se habrá de realizar antes de ocupar el Local.
Con relación a dicho alquiler y sujeto al cumplimiento de las disposiciones de este Acuerdo y la Normativa de XXXX, el Arrendatario está alquilando el Local junto con el mobiliario y equipo descritos en el ANEXO I, el uso y mantenimiento de las áreas comunes de las instalaciones, el mantenimiento del aire acondicionado, los servicios de electricidad, agua y alcantarillado del Local, un conector telefónico instalado en el Local, una llave y/o código de acceso, el uso continuo del directorio de XXXX, los suministros para las salas de baño, y otros servicios que el Arrendador pudiera incluir.
Si el plazo de este Acuerdo es por un (1) año, el monto del alquiler se aumentará al valor justo del mercado o de lo contrario, se tomará en cuenta la variación del costo de la vida, en cada aniversario de doce (12) meses a partir de la Fecha de Comienzo del Plazo inicial, a menos que el Acuerdo se haya cancelado previamente por escrito, tal como se especifica en el Artículo III. Sin embargo, bajo ninguna circunstancia el alquiler semanal relativo a cualquier periodo de doce (12) meses, será más del 10 por ciento (10%) mayor que el alquiler semanal del periodo anterior de doce (12) meses. El Inquilino entiende que el monto del alquiler incluye gastos repercutidos, los cuales comprenden seguros, impuestos y gastos de mantenimiento, impuestos por entidades externas (es decir, el dueño de la propiedad, agencias municipales, comarcales, estatales, etc.), que están fuera del control del Arrendador. Es posible que, durante cualquier plazo de este Contrato de Arrendamiento, estos terceros incrementen o reduzcan estos cargos. Si esto llegara a ocurrir, el Arrendador a su discreción, aumentará o reducirá el alquiler que le cobra al Arrendatario, ya sea en el momento en el cual el Arrendador incurra en dichos cargos, o al renovar el Contrato de Arrendamiento. Sin embargo, el alquiler no incrementará, en modo alguno, más que el aumento porcentual estipulado anteriormente.

COVERAGE
BENEFITS FOR ACCIDENTAL DEATH: The sum indicated as Maximum Rider Benefits for the Accidental Death of the Insured occurred within ninety days due to an accident while this rider is in full force and effect.
Translation - Spanish ACCIDENTE: significa un evento externo, violento, imprevisto e involuntario, que de lugar a lesiones externas (excepto en el caso de lesiones internas, que sólo se revelen por un informe de autopsia) que cause una muerte accidental o un desmembramiento accidental.
MUERTE ACCIDENTAL: significa una muerte ocurrida dentro de los noventa días después de un accidente, y únicamente como resultado de las lesiones sufridas en dicho accidente.
USO DE ARMAS BIOLÓGICAS DE DESTRUCCIÓN MASIVA: Significará la emisión, descarga, dispersión o emanación de cualesquiera microorganismos patógenos (que causan enfermedades) y/o toxinas biológicamente producidas (incluyendo organismos genéticamente modificados y toxinas sintetizadas químicamente) que sean capaces de causar discapacidad incapacitante o la muerte, en personas y animales.

BENEFICIOS POR MUERTE ACCIDENTAL: La suma indicada como los Beneficios Máximos de la Cláusula Adicional por la Muerte Accidental del Asegurado, que haya ocurrido dentro de los noventa días debido a un accidente, mientras esta Cláusula Adicional esté en vigor y efecto plenos.
