Source text - French a) Le contrat de self stockage est un contrat par lequel ** (ci-après dénommé **) met à disposition du client un espace de stockage afin qu’il entrepose lui-même (self stockage) des effets personnels et autres biens – sans que ** ait à connaître leur nature ou consistance – pour la période convenue et moyennant le paiement d’une redevance périodique par le client.
b) Le présent contrat ne pourra en aucune circonstance s’analyser ou être assimilé à un contrat de dépôt (selon art 472 et ss. CO), ** n’ayant aucune des obligations du dépositaire. ** ignore la nature des objets entreposés et ne saurait dès lors être tenu d’en garantir la restitution.
c) Le présent contrat ne pourra s’analyser ou être assimilé à un bail commercial (selon art. 253 et ss. CO). L’affectation du local ne peut être destinée à l’exploitation d’une entreprise. La surface mise à disposition doit être utilisée exclusivement pour le stockage de biens admis à l’intérieur du bâtiment. Le client s’engage notamment à ne pas exercer d’activité commerciale, industrielle, artisanale, de services ou libérale dans le box ou dans l’enceinte de **, chaque box étant exclusivement réservé à l’entreposage de biens. Ainsi, il est fait interdiction au client d’établir son siège social ou son établissement secondaire à l’endroit du stockage, et d’afficher des panneaux publicitaires, des annotations ou enseignes lumineuses à l’intérieur de l’espace de stockage. La diffusion de musique, la distribution de boissons et aliments et en général toutes activités qui se réfèrent à des personnes différentes du client sont interdites. Le client déclare en outre que le box, objet du présent contrat, n’a aucun caractère nécessaire, ni indispensable, pour l’exploitation d’un fonds de commerce.
Translation - Italian a) Il contratto di self storage è un contratto mediante il quale ** (di seguito denominata **) mette a disposizione del cliente uno spazio di deposito in modo tale da permettergli di conservare in autonomia (self storage) effetti personali e altri beni - senza che ** debba conoscerne la natura o la consistenza - per il periodo concordato e al pagamento di un canone periodico da parte del cliente.
b) Il presente contratto non dovrà in nessun caso essere assimilato a un contratto di deposito (ai sensi dell’art 472 e segg. CO), pertanto ** non ha alcun obbligo spettante a un depositario. ** ignora la natura dei beni conservati e non può quindi essere tenuta a garantirne la restituzione.

La superficie messa a disposizione dev’essere utilizzata esclusivamente per il deposito di merci consentite all’interno dell’edificio. Il cliente si impegna, in particolare, a non esercitare attività commerciali, industriali, artigianali, di servizi e professionali nel box o all’interno del perimetro di **, in quanto ogni box è riservato esclusivamente al deposito di merci. Si vieta dunque al cliente di stabilire la propria sede legale o sede secondaria nel perimetro del deposito, e di affiggere cartelloni pubblicitari, annotazioni o insegne luminose all’interno dello spazio di deposito. È vietata la diffusione di musica, la distribuzione di bevande e alimenti e, in generale, ogni attività che si rivolge a persone diverse dal cliente. Avoid damages caused by side-slipping of compressed air hoses:
The automatic vibrator respectively the bottom plates are working with compressed air. For justification of the vibrator it is not allowed to connect the hose package to the compressed air system. Please ensure the compressed air is switched off before the vibrator is connected to the compressed air system and also before the vibrator is put into the former. The compressed air hose can cause damages by side-slipping when connected to the compressed air system. Please also ensure the connection is fixed. If necessary please connect the hose with additional clamps. right behind the junction to avoid side-slipping. During jolting it is forbidden to touch or to enter the vibrator!

Und wer rezertifiziert werden will, muss nachweisen, dass er oder sie in 24 Monaten sich an mindestens 5 Tagen im Fachgebiet weitergebildet hat. Ein gutes Beispiel hierfür ist das von Sirea angebotene Tagesseminar Refresher, das jährlich im 4. Quartal an drei bis vier Tagen durchgeführt wird. Es beleuchtet Bewertungsmethodik, hedonische Modelle, die erwähnte Personenzertifizierung sowie Themen wie die Sorgfaltspflicht und ermöglicht den Teilnehmern, ihren Wissensstand im Schätzungswesen an einem Tag kompakt zu aktualisieren.
Irgendwie schade, dass nur weniger als 10% der SIV-Mitglieder dieses Angebot nutzen. Wir sind überzeugt, dass es sich mehr als auszahlt, sind die Refresher doch weit mehr als reine Weiterbildungsveranstaltungen. Hier findet guter Austausch unter Fachkollegen statt, brennende oder alltägliche Fragen können diskutiert, interessante Kontakte geknüpft werden

Oggi va di moda scrivere nel rendiconto di valutazione che la valutazione corrisponde agli Swiss Valuation Standards. Solo i valutatori sanno che si impegnano per ricevere una formazione costante?
L'obiettivo è rimanere aggiornati. Questo elemento prende in considerazione anche la certificazione individuale ai sensi di ISO 17024 per i valutatori immobiliari; tuttavia sono richiesti certificati di istruzione e formazione adeguati. E chi vuole essere ricertificato deve dimostrare di aver seguito la formazione nel settore in 24 mesi per almeno 5 giorni. Un buon esempio di questo è il seminario di aggiornamento ** offerto da ****, che si tiene ogni anno nel IV trimestre e dura tre-quattro giorni. Vale la pena evidenziarne la metodologia di valutazione, i modelli edonistici, la certificazione individuale menzionata e gli argomenti come la due diligence, e il fatto che permette ai partecipanti di aggiornare le proprie conoscenze nelle valutazioni in un solo giorno.
In qualche modo è un peccato che meno del 10% dei soci *** approfitti di questo servizio. Siamo convinti che più persone partecipano, più gli eventi ** possono essere puri eventi di aggiornamento. In queste occasioni è possibile trovare un buono scambio tra colleghi, discutere temi scottanti o di tutti i giorni e conoscere nuovi contatti interessanti.
