HMO/ Flat in HMO
Explanation:

Houses in multiple occupation (HMOs), also known as houses of multiple occupancy, is a British English term which refers to residential properties where ‘common areas’ exist and are shared by more than one household. Common areas may be as significant as bathrooms and kitchens / kitchenettes, but may also be just stairwells or landings. HMOs may be divided up into self-contained flats, bed-sitting rooms or simple lodgings.
http://en.wikipedia.org/wiki/House_in_multiple_occupation

A house in multiple occupation is a property rented out by at least 3 people who are not from 1 ‘household’ (eg a family) but share facilities like the bathroom and kitchen. It’s sometimes called a ‘house share’.
You must have a licence if you’re renting out a large HMO. Your property is defined as a large HMO if all of the following apply:
• it’s rented to 5 or more people who form more than 1 household
• it’s at least 3 storeys high
• tenants share toilet, bathroom or kitchen facilities

disagree  The Misha: This has nothing to do with the Soviet-style apartments being discussed. Plus the place is not a "lodging house". Plus it's hopelessly regional to the point of being completely incomprehensible to those of us who are not British.

Explanation:

- a one-room unit (apartment) with a shared (communal) kitchen in the dormitory(-style) building

- a studio apartment with a shared (communal) kitchen in the dormitory-style building

neutral  The Misha: Go figure, I've always thought that HMO is a health maintenance organization - a kind of a managed health insured program common in the US. I am sure there should be a much less regional way of saying this.

efficiency

Explanation:
That's what we call them in the US where they do in fact often serve as short-term rental or vacation properties at coastal resort towns and such. There are even special hotel chains of such efficiencies - such as Extended Stay America, Candlewood Suites, etc. They are often rented by the week rather than by the day and include a room with two double beds or a single king size, a bathroom and a small kitchenette equipped with a fridge, microwave, usually an electric range and some pots, pans, dishes, etc. They are often used by contractors and service personnel.

The kvartiry gostinichnogo tipa that I remember from the Soviet Union were small studios that had very similar floor plans. They were used as regular dwellings and were not serviced (what ever was serviced in the Soviet Union?) They were definitely not communal apartments or obshchezhitiya, that's the whole point of it.
