I known this means "maintenance" but does this mean that the item in question has been maintained, or requires maintenance? Any ideas appreciated.

Explanation:
As a native Brazilian I interpret that description as meaning that it has been maintained, it has seen some maintenance, but I do think that it's a weird phrasing, which is not uncommon in real estate material.
