Der Veräußerer behält sich auf Lebensdauer an dem Vertragsgegenstand den unentgeltlichen Vorbehaltsnießbrauch vor. Für diesen gelten die gesetzlichen Bestimmungen mit der Abweichung, dass der Veräußerer auch die Ausbesserungen und Erneuerungen, die nicht zur gewöhnlichen Unterhaltung gehören, sowie die als auf den stammwert der Sache gelegt anzusehenden Lasten tragen muss.
The Transferer retains uncompensated conditional beneficial use of the subject of the contract for herself for the duration of her life. For this the legal provisions apply, except that the Transferer also must bear the costs for repairs and renovations beyond ordinary maintenance, as well as encumbrances on its base value.

The term in the source text is incorrectly in lowercase. I couldn't find a translation or explanation anywhere, except for https://www.haufe.de/recht/deutsches-anwalt-office-premium/p... and this reference gives me a rough idea but not a term for it in English. It seems to refer to the intrinsic value of a property, which can be enhanced by renovations, but if I'm correct in my understanding then this part of the sentence seems redundant. For now I've tried translating it as "base value." (And yes, the transferer is female.)

Asker: Thank you very much for your helpful information. I don't normally translate in this field, and I feel I've waded in a little too deep into this area this time. As for the -er/-or ending I found a lot of disagreement about this online. The -or is more logical etymologically, but I wanted to stay consistent with Acquirer and Transferer and I finally opted for this version.
