vs surface développée in the following context:

L’Apport inclut l’ensemble immobilier à usage industriel et de bureaux annexes, d’une superficie au sol de XXXm2 et d’une surface développée de XXXm2

My guess is that superficie au sol refers to the land area where the property is located and surface développée refers to the floor area of the construction. Any help is much appreciated!

agree  Eliza Hall: Yes. If the house were a cookie cutter, the "superficie au sol" would be the "cookie" it could cut out on the ground. It's smaller than the developed area because the latter includes floors above ground level.
