4.2.2.2.4 Les loyers et prix de vente
Trois catégories de loyers peuvent être distingués :
- le loyer de présentation, auquel le propriétaire d’un local donné souhaite louer son bien. A la différence de l‘immobilier résidentiel, le loyer de présentation n’est quasiment pas utilisé dans les statistiques en immobilier d’entreprise.
- - le loyer facial inscrit au bail dans le cadre d’une transaction locative, sans prise en compte des éventuels aménagement commerciaux.
- le loyer économique (ou réel) effectivement payé par l’utilisateur au cours de la période ferme du bail, compte tenu des aménagement qui ont pu être consentis par le bailleur tels que franchise de loyer, loyers progressifs, prise en charge par le bailleur de tout ou partie des travaux d’aménagement des locaux qui incombent au locataire, etc.
