it seems here that "key money" and "security deposit" are the same thing

"key money" in Iran is very different and has to do with the perceived value of a location

Here, the intended context is Africa, but as key money is the amount of money kept by the landlord if the tenant defaults on payments, or damages the property, I think سرقفلی is something different!

شرایط سرقفلی مانند شرایطی است که برای املاک اوقافی وضع می شود
خریدار سرقفلی حق تغییرات بدون اجازه فروشنده اولیه را ندارد
و ماهانه هم با توجه به نرخ سالانه اجاره ای پرداخت می شود
پول پیش برای خسارت گرفتن "پرداخت نمی شود" که درآخر از آن کسر شود

سرقفلی مدت ندارد

در صورت فروش نیز باید با فروشنده اولیه هماهنگ شود که اگر خود او خواست بخرد
در غیر این صورت با هماهنگی مالک اولی یک مشتری جدید خریداری نماید
