Text: Gutachten zu einem Mietvertrag, Mietobjekt in NL, hier geht es um eine "boetebepaling", die der Vermieter (verhuurder) bei Verzögerung der Übergabe des Objekts an den Mieter (huurder) zu zahlen hat. Warum hier jetzt plötzlich verkoper steht, weiß ich nicht.

Reference information:
Zonder de voorafgaande tekst te kennen, lijkt het me het meest logisch dat hier zou moeten staan "...voor aanspraken VAN huurder". Gewoon een van de (regelmatig voorkomende) juridische slippertjes in contracten.
De huidige verhuurder is, neem ik aan, de verkoper, de toekomstige huurder de koper. Dat zou verklaren waarom de verhuurder plotseling verkoper wordt genoemd.
