There is a fourth room also. The bedding is warm and clean. The rooms are sparsely furnished and unvaccuumed. On balance though the hourse is warm and hygienic enough.

What is meant by sparsely furnished and unvaccuumed here? Thanks in advance for your help.

but the house is warm implies for sure that it looks inviting and cosy - it maybe also well insulated but we do not know here

the bedding may have nice \"warm\" colors and look \"thick\" and comfortable, inviting - like a comforter.../quilt

Explanation:
I assume this is an apartment house and description of the rooms. What I surmise from the given description is as follows:
The entire place has small number of furniture pieces (indicated by "sparsely"); in the bedroom, bedding is good, having nice mattress and comforter so it will provide you warm and comfortable sleep, also clean; however floor may have dirt or trash so need vacuming; on the other hand ("on balance" it says) the house is on sunny side so it has plenty of sunlight (or well-insulated), also proper hygiene care is given (so there are no mosquites, rats, cockroachs, etc).
'Woops I don't know there is mosquitos in England, also I assume sunlight is rare, so the "warm" is in reference to insulation, I guess.
