We wsiach łanowych każdy z osadników otrzymywał jeden kawałek gruntu, na którym budował zagrodę i prowadził gospodarkę rolna. Poszczególne grunty, najczęściej wielkości łanu, były oddzielone od siebie drogami polnymi umożliwiającymi dojazdy do pól. Osią w stosunku do której wytyczano prostopadłe łany była najczęściej niewielka rzeka lub potok. Zagrody budowano na początku każdego łanu i zabudowa wsi była początkowo dość luźna i zagęszczała się po latach, gdy wzrastała liczba ludności i poszczególne łany były dzielone wzdłuż na mniejsze gospodarstwa.

Wsi łanowe są zaliczane do łańcuchówek. Najważniejszą cechą wsi łanowych jest ich wydłużanie się w miarę przybywania nowych osadników.
