English term or phrase: graduated rental
Czy ktoś się orientuje czy jest jakieś polskie określenie takiej wzrastającej opłaty za najem?

Za Invstopedią: A graduated lease allows the property owner or lessor the opportunity to charges increased rent as property values increase over time.

A mój kontekst:
Umowa najmu kontenerów.
§4
Rentals, invoicing and payment
4.1 The agreed rental, minimum rental period or possibly available ancillary services are specified in Enclosure I, which is an integral part of this contract. If the calculated graduated rent is not achieved due to a proper or exceptional notice during the pertinent minimum rental period, the Lessor is entitled to retroactively recalculate the rental for the actual period of the Lease, which is then payable by the Lessee.

Explanation:
Rata leasingowa (czynsz leasingowy) – określona w umowie leasingowej opłata, jaką korzystający ponosi na rzecz finansującego z tytułu użytkowania przedmiotu leasingu. Raty leasingowe mogą przybrać formę czynszu równomiernego (równe raty), degresywnego (malejące raty), progresywnego (raty rosnące), a także indywidualnie ustalonego, uwzględniającego np. sezonowość działalności leasingobiorcy.

Graduated rent adjustment: Also referred to as Graduated Lease or Escalation Lease. It includes step-up clauses and provide for specific increases at specific times.

Example: A long-term lease for office space might require monthly payments of $4000 for the first two years, $4500 during the third year and $5000 for the last two years. Step-up clauses are often used with commercial space. Graduated rent adjustment differs from other adjustments in that the rate or the amount of increase is usually agreed upon at the start of the lease.

In this scenario you will display an existing lease-out which uses the graduated rent adjustment method.

A commercial lease that offers low rental rates in the early months or years,increasing over time to reach market rates. Sometimes the later rents are greater than market rates, as when the low early rent must be recouped in later years; usually offered as an incentive to secure tenants for a new building or one suffering the recent departure of an exceptionally large tenant. Other times it is offered when a large tenant vacates but continues paying rent for the unexpired term of the lease—the old tenant will make an arrangement with the landlord and effectively subsidize the new tenant's rent for some period of time.

najem/czynsz waloryzowany

Explanation:
Zwykle tak się używa. Inna sprawa, że warto uściślić, o co będzie waloryzowany, bo może być wartość nieruchomości, a może być np. stopa inflacji. Dlatego bym tę informację dodała tutaj.

Example sentence(s):
  • Czynsz waloryzowany będzie każdego roku o wskaźnik wzrostu cen towarów i usług konsumpcyjnych. W przypadku wzrostu wartości dzierżawionego gruntu Wydzierżawiającemu przysługuje prawo podwyższenia dotychczasowej stawki czynszu do wysokości 3
