Marketing - Real Estate / shopping mall
Spanish term or phrase: edificabilidad consolidada
This is a text describing a shopping mall where a specific area that previously only served as a transit zone has been redone and is now devoted to sports and sport fashion.
The term appears under a section heading titled "Recuperación Edificabilidad" as follows: "La reforma ha posibilitado reducir la edificabilidad consolidada del Centro permitiendo disponer de esta edificabilidad para futuros proyectos de reforma."

established buildable area
Explanation:
There is an English word "buildability", but I'm not enthusiastic about using it here. Other possible renderings could include "building capacity" &"development potential". The point is, in most urban areas governed by planning & zoning regulations, a developer is typically limited in the percentage of his property that can have buildings on it - some part of the property has to be reserved for circulation, open spaces, public rights of way, perhaps utility corridors, & other public uses.

agree  Jorge Barriuso Aguirre: Agree. The idea is that the new regulation has reduced the existing buildable area (on paper), so that the area freed up can be used for renovation projects

You can say unbuildable, inconstructible or ‘merely’ ‘o one can build’
simplemente, declarante inconstructible una parte de su propiedad. - https://www.linguee.fr/francais-espagnol/traduction/zone inc...
To the contrary, it would be necessary to conclude that each time human remains are found on a site cleared for construction, this site becomes inconstructible
because the remains are hypothetically those of the ancestors of a family which still exists. - http://context.reverso.net/translation/french-english/incons...
