This is in a commercial lease for a building - queried terms in the asterisks.

If I understand rightly the Lessor has developed management techniques and tools for the management and maintenance of the Building and wants the Lessee to cover the costs???

So "development of management techniques .... which were its own" but this does not really sound right to me.
