This is in a commercial lease for a building - queried terms in the asterisks.

1.2.1. Surfaces Utiles
Par "Surface Utile", on entend la superficie des locaux et espaces libres d’une hauteur libre égale ou supérieure à 1,80 m au-dessus du sol fini ou faux plancher.
Cette surface *se calcule en œuvre* à 1,10 m du sol fini ou faux-planchers, c’est-à-dire au nu intérieur du vitrage, déduction faite des surfaces occupées par les structures, murs, cloisons fixes, poteaux, marches, volée d’escaliers, trémies d’ascenseurs, etc.

I know "se calcule" = is calculated, but am not sure about "œuvre", which I would usually calculate as a "work", so could this be the structure which is the "work" covered by the description?
