Asker: I am not certain actually. There is an item that says "Cotas em Atraso," and directly below, another item that says "Cotas Transf. p/Acordo." In the same list are "Taxa Condominial Dez/2016," "Aluguel Salão Festas," and "Reembolso INSS Síndico."

For a balance sheet you should really use the term "outstanding" .

To be more preceise, they would need to be termed as "outstanding receivable" or "outstanding payable".

eg:

Your banks, to confirm cash or debt balances and terms,

Explanation:
First, I would suggest HOA (Homeowners' Association) instead of condominium. The former seems to be more prevalent than the latter (at least in the USA).

Quoting from Wikipedia: "A homeowners association (HOA), whose members are the unit owners, manages the condominium through a board of directors elected by the membership."

In almost 30 years living in the US, I've never seen "condominium" being used. "Condo" yes, but when referring to the cotas, it's more common to say "HOA dues" or "HOA fees".
