Did you find out if these "cotas" actually refer to the condominium fees or to something else? Since you mentioned that there is "Taxa Condominial" in the same document, it leads me to believe otherwise. There must be some sort of expenditure that has been divided pro rata among the dwellers, which the "cotas" refer to (?).

And if anyone ever mentions "outstanding" is limited to "payables", they'd be entirely wrong. Thankfully, I never said that. I only said that "outstanding" may refer to both due and overdue payables, whereas "em atraso" refers only to overdue payables.

C'mon Robert, that's one of the five possible definitions of the term. In accounting, it's widely used for payables that haven't been paid yet and are due before the end of the financial year. Those that are due in furture financial years remain as long-term liabilities, and the ones due this year are "outstanding". I only think it does not apply here because it refers to both due and overdue payables, and the term "em atraso" refers only to the overdue ones.

Em atraso, vencidas = overdue or in arrears
Em aberto, a pagar = outstanding, unpaid
Outstanding or unpaid could refer to payables both before the due date and overdue. So, although the terms are not incorrect, "overdue" is the best translation for "em atraso", IMO.

If this is the case I would say "outstanding condominium fees". In this context "outstanding" is the used and accepted term.

So these "cotas" are the "shares" of the condominium fee for each dweller. The term refers to the dues, not to the payment.

The correct translation depends a lot on what these "cotas" are. Are these share quotas? Are they installments of loans or supplies? Some colleagues assumed these are "payments", but it's not common to use "cotas" for that purpose in Portuguese.
