  -> Oh, excuse me! I obviously 'misread' the asker's original instruction: *Since this is a novel, the more in layman's terms you can put it, the better.*//The asker's in the US, so popularized is problematic, plus I'd rather use 'cleared off the caution'.

"En general es la inscripción que por su naturaleza sirve para dar prelación a los actos a realizar sobre un inmueble. El primer aviso preventivo es aquel por el cual, el notario que está en proceso de realizar una escritura, instruye al R.P.P. para que anote el nombre del comprador que está por realizar dicha operación. En general estos avisos tienen una caducidad de 30 días, por lo que si no se realiza la operación ya sea de compraventa, hipoteca etc. en ese término, el notario deberá mantener vivo dicho aviso, o en su caso podría entrar otro que pudiera tener preferencia. Este primer aviso preventivo viene acompañado del certificado de existencia o inexistencia de gravámenes."
