Die Eigentumsumschreibung auf den Käufer dauert beim Grundbuchamt oft viele Monate. Deshalb sieht der Grundstückskaufvertrag vor, dass zugunsten des Käufers zuerst eine sogenannte ´Auflassungsvormerkung` in das Grundbuch eingetragen wird. Diese Eintragung ist normalerweise innerhalb einiger Wochen zu erhalten; der Notar beantragt sie unmittelbar nach der Beurkundung des Kaufvertrages. Die Vormerkung sichert den Käufer dagegen ab, dass der Verkäufer das Grundstück anderweitig übereignet oder es nach Beurkundung des Kaufes etwa mit Grundschulden belastet, deren Eintragung der Käufer nicht zugestimmt hat. Auch wenn der Verkäufer in Insolvenz fällt, kann der Käufer aufgrund der Vormerkung dennoch die Eigentumsübertragung auf sich verlangen. Auf Käuferseite muss festgelegt werden, in welchem Verhältnis mehrere Käufer kaufen: Wollen die Käufer Miteigentümer werden; wenn ja, mit welchen Quoten?

Explanation:
At the UK Land Registry, this might well be regd. as a caution against first registration vs. dealings and, in unregd. conveyancing as a C(iv) estate contract of sale: obviously practical conveyancing points lost on paper & online dictionaries.
