Bus/Financial - Real Estate / Recorded purchase contract
Spanish term or phrase: Razón de Inscripción de Repertorio
This is from a purchase contract recorded in Guayaquil, Ecuador. It is the title of the document, so not much context, except it appears also as Razón de Inscripción de Repertorio No. ###.

registration certificate
Explanation:
Here's a definition:
Una vez que se hubiere practicado la inscripción el Registrador de la Propiedad está obligado a devolver el documento público presentado con la razón de inscripción, en la que se hará constar especialmente el Registro, número y fecha de inscripción, expresando la fecha de esta nota y la firma del registrador.

I assume "el documento público" is the notarised contract of sale, which then has to be registered.

If this is the title of the document, you should be able to confirm very easily that it's a registration certificate.

I think this works best because any Anglophone person reading it would know what it means, even though the same document would be called by many different names in English-speaking jurisdictions.

Notes to answerer
Asker: The property is registered, actually: it is registered (recorded, same thing) at the local land records office, from the noun use of the Latin regesta, neuter plural of regestus, past participle of regerere "to record."

neutral  Adrian MM. (X): Tit-for-tat: this looks like a certificate of land title. It isn't, but a regd. entry in a Land Reg. Index.//I am perfectly entitled to retaliate, especially on matters of US and UK land registration of which I have 40 years of experience.
3 hrs
-> I'm sorry you're playing tit for tat. That's not how ProZ works. It will be perfectly clear from the content of the document what kind of registration is involved.

agree  AllegroTrans: Probably the safest option, avoiding digression into country-specific procedure

-> Yes - some people are overly preoccupied with English law for some reason.

disagree  Billh: It is totally confusing. This suggests the property has been registered which it has not been// No anglophone would understand the true meaning from this

Noting of the Land Registrar's Index Entry

Explanation:
Last post asking the same question has been left unanswered.

Tom West III's ES>AmE law and business dictionary:

Razón > (Ecu) certification recorded by a clerk (see PG's answer)
Repertorio notarial > (Chi) journal of notarial acts.
Repertorio > Land Registrar's Index for (US - escrow registration?)

Example sentence(s):
  • El Registrador llevará un libro denominado Repertorio para anotar los documentos cuya inscripción se solicite.
  • Preparation of Escrow Agreement US $ 250.00 ... Fees for Escrow Services for a maximum period of 3 months. Escrow ... First Registration for declared land

neutral  philgoddard: How is this different from my answer, apart from the irrelevant reference to escrow?
11 mins
-> 1. it's not a certificate and the crucial inclusion of 2. the Land Registrar 3. The Index and 4. the escrow reg. procedure in the US that you - on-the-spot - really should be explaining NB an acquaintance of mine has land escrow-regd. in Oregon.

neutral  Billh: It is not noting and it is not index.// I have handled hundreds in UK and considerable number in Spain, thank you. And this has NOTHING to do with an index of cautions, inhibitions, notices or restrictions.
13 hrs
-> I am unsure either PG or you have ever handled and regd a conveyance of land or had an entry noted in an index of cautions, inhibitions, notices or restrictions.//Indexes are kept in EN probate and Land Reg., plus a caution can be against 1st reg. as here

neutral  AllegroTrans: I see no mention of a Land Registrar in the ST// I have no doubt he or she exists but he/she is not mentioned in the ST
22 hrs
-> That's odd because the Repertorio in Ecuadorian conveyancing procedure is kept by the Registrador de Propiedad. So you must be disputing that.//A translation technique for non-notarial purposes is to explain the context.

Record of Entry in the Submissions Register/Daybook

Explanation:
You really need to look at Ecuador land law to get this right.

You submit your application for registration which is recorded in the Repertorio, or register of submissions for registration.

The procedure is described here:

http://www.derechoecuador.com/productos/producto/catalogo/re...

look at para 40 for example

As to repertorio:
