Hi, I'm working on a presentation about a property and I'm looking for a translation of SUBL (surface utile brute locative) as opposed to SHON (surface hors oeuvre nette). I can see the distinction between these two in French but not sure how they are commonly translated in English. Gross leasable area for SUBL and net floor area for SHON?

Gross External Area (GEA)
Gross Internal Area (GIA)
Net Internal Area (NIA)
all of which were the official terms used by the Royal Inst Chartered Surveyors (ie UK) as from 2007.
TUFA is defined as being the same as the GIA and is used for the production of a Display Energy Certificate. I think it was introduced in 2008.

Explanation:
See Wikipedia on GFA. Usability is not a criterion for that measure, so GUFA can be different (less).
Space you can't use isn't necessarily space you can't let/lease, so leave that qualifier out of it.

That is, don't say "leasable". If you feel compelled to have something there to translate 'locative', put "for leasing purposes". But that usually goes without saying in English when you're talking about GFA and GUFA.
