I understand the previous answer was related to real estate appraisal / valuation based on comparables according to kudoz, however I cant find anything for this term. Help much aprpeciated thanks


CRITERI DI VALUTAZIONE
E’ notorio che la valutazione di un immobile può farsi con riferimento ai prezzi di mercato di beni analoghi, sia pure con le correzioni ed i ritocchi del caso, ed è tanto più attendibile quanto più attivo e ampio è il mercato locale di beni della stessa classe.
Nella fattispecie, questo principio generale è utilizzabile mediante l’applicazione di alcuni parametri in quanto la destinazione d’uso dell'immobile è di tipo con mercato poco attivo.
In relazione alla posizione dell'immobile, alla tipologia ed alla destinazione d’uso, si ritiene di poter calcolate il più probabile prezzo di mercato applicando i seguenti criteri formali di stima quali:
A) Stima sintetica per analogia o comparazione;
B) Prezzo di trasformazione;
STIMA SINTETICA PER ANALOGIA O COMPARAZIONE
Le dotazioni principali e le finiture dell’unità immobiliare residenziale sono:
tetto a due falde in legno con manto di copertura in tegole marsigliesi rosse, canali e pluviali in rame;
serramenti in legno con vetro tipo “termophane” mordenzati colore noce con persiane ed antoni sempre in legno,
pavimentazioni in monocottura e/o ceramica per tutti i locali;
pareti interne intonacate e tinteggiate, bagni e cucina c
