When purchasing a unit in a multi-owned building each owner may have to sign a Covenant where the right and responsibility of all owners especially towards the maintenance of the common parts and of the shared facilities and amenities of the co-owned property are clearly defined. Under this Covenant, often call Deed of Mutual Covenant, the owners may also have the legal means to establish their Owner Corporation (OC) with such obligations and objectives set down in the Deed of Mutual Covenant as to co-ordinate and implement the proper management and maintenance of the common parts of the building and do all things reasonably necessary to make sure each owner pays his/her share towards that maintenance. OC on behalf of all co-owners may also have the power to decide whether to engage any paid staff or other professional trade or person to assist in the proper management and maintenance of the co-owned property.
