Credo che sia proprio così visto che ho trovato la seguente spiegazione: Building Capital Improvements – all repairs, alterations, improvements, replacements, renewals and additions to the structure or exterior façade of the Premises, or to the mechanical, electrical, plumbing, heating, ventilation, air conditioning, elevators, escalators and similar components of the Premises, the costs of which are capitalized and depreciated as real property under GAAP, but expressly excluding Reserve Capital Improvements and ROI Capital Improvements

Reserve Capital Improvements – all maintenance, repairs, alterations, improvements, replacements, renewals and additions to the Hotel (including replacements and renewals of FF&E, exterior and interior painting, resurfacing of walls and floors, resurfacing parking areas and replacing folding walls), the costs of which are capitalized and not depreciated as real property under GAAP.
