"un sistema de climatización capaz de recuperar el calor del aire que se escapa al exterior para su renovación, de manera que se consigue disminuir las perdidas energéticas que se producirían al expulsar el aire al exterior sin tratarlo."

I'm in a muddle with this sentence.

The building in question is in an area with high temperatures in the summer, and they've already been talking about the fact that it is facing in such a direction as to receive the least heat from the sun.

My reading of the sentence is that it is the heat which is "renewed", but what do they mean, except that the heat is reused, perhaps, taken advantage of to heat sth else?
