I am having problems untangling this sentence, Italian legalese is getting the better of me here!!!

reporting the dispossession of the property, if applicable
Explanation:
agree with previous answer as to dispossession of the property (probably due to prior claims/mortgage against previous owner), just a tweak of 'eventuale' which is a false friend to eventual. 'Eventuale' means 'if applicable' whereas eventual means after a long period of time

agree  Sarah Jane Webb: but I would avoid "eventual", which has a different meaning in English; I'd suggest ...eviction/dispossession..., *if any*/R: of "if applicable", as suggested and explained by LorraineB (see her entry below)

-> Thanks. Maybe possible instead of eventual?

neutral  Lorraine Buckley (X): answering your comment, desertfox. No, possible would not fit here either. It would have different implications

denunciando l'eventuale evizlone del bene
reporting eviction from the property

Explanation:
I've put a medium confidence level for this because I'm not a specialist in property law, however, I think the reference here is to a guarantee against the possibility of the lessee being evicted from the property by a party other than the lessor claiming to have ownership rights over the leased property.
See the wikipedia entry below with reference to "garanzia per l'evizione" in the Diritto Italiano section. In this case it is the lessor rather than the seller that is providing the guarantee.
