I've put a medium confidence level for this because I'm not a specialist in property law, however, I think the reference here is to a guarantee against the possibility of the lessee being evicted from the property by a party other than the lessor claiming to have ownership rights over the leased property.
See the wikipedia entry below with reference to "garanzia per l'evizione" in the Diritto Italiano section. In this case it is the lessor rather than the seller that is providing the guarantee.
