And here's a good explanation of 'saneamiento' and 'eviccion' from Thomas West:

English translation:warranty of title
Explanation:
from Becerra's Diccionario de terminología jurídica mexicana:

saneamiento para el caso de evicción means "warranty of title" or "indemnity against dispossession" or "coveant against lawful dispossession." So what your sentence says is that the Seller of the real property warrants good title to the Buyer and if Person B comes along and tries to kick the buyer out, because Person B claims that he is the real owner, then the seller will defend the buyer against being evicted by Person B.

I am the "West" of "West's legal dictionary" that Marian is quoting.

Think of "saneamiento" meaning "fixing something," "making it good" and "por razon de la eviccion" mean "on account of someone trying to evict you" and you'll see that the seller has to "make the title good" if someone else comes along and tries to evict you, claiming that he (and not the seller) is the true owner of the property!
