certificate of occupancy Explanation: Certificate of Occupancy Definition A certificate issued by a local building department to a builder or renovator, indicating that the building is in proper condition to be occupied. http://www.investorwords.com/809/Certificate_of_Occupancy.ht... The key document used to certify the legal use and occupancy of a building is called the “Certificate of Occupancy” (C of O). The document is issued by the Department of Buildings and describes how a building may be occupied, for example, a two-family home, a parking lot, a 40-unit multiple dwelling, or a store. A C of O is often required when selling a home or refinancing a mortgage. If planned construction is creating a new building, or will result in a change of use, egress, or occupancy to an existing building, a new or amended Certificate of Occupancy is necessary. Usually, the contractor's or owner's representative contacts the Department to arrange for its inspectors to perform the necessary construction, plumbing, electrical, and elevator inspections. The Certificate of Occupancy will be issued when the completed work complies with the submitted plans and applicable laws, all paperwork is completed, all necessary approvals have been obtained from other appropriate City agencies, all fees owed to the Department are paid, and all relevant violations are resolved. A new building cannot be legally occupied until a Certificate of Occupancy has been issued. http://www.nyc.gov/html/dob/html/certificates/certificates.s... A Certificate of Occupancy reflects Departmental approval of work allowed by the building permit and establishes the conditions of occupancy of the structures. When is a certificate of occupancy required? A building or structure shall not be occupied until a Certificate of Occupancy has been issued by the Code Official for: • New buildings and structures • Existing buildings in which a change in use and occupancy has occurred • Temporary occupancy http://www.co.ho.md.us/DILP/Permits/Permits_Occupancycertifi... When is a certificate of occupancy required? A Certificate of Occupancy is required before any new building can be occupied, or before an existing building can be used for a new purpose (for example, retail space converted to a school). What types of Certificates of Occupancy are available? Total Certificate of Occupancy Issued for a new building or a portion of an existing building that has changed use. This type of certificate is issued when all of the requirements for the occupancy are completed, and it does not have an expiration date. All or various permits may still be open, as all of the construction may not yet be completed. Temporary Certificate of Occupancy Issued to part of a building to allow occupancy while the construction continues. (The designated part of the building must be safe for non-construction personnel to occupy while the construction proceeds.) http://www.ci.minneapolis.mn.us/mdr/permits/CertificateofOcc... |
