Explanation:
Ogólne stosunek najmu może być w Polsce zawarty na czas określony lub nie. Jeżeli jest zawarty na czas określony to praktycznie nie można z niego zrezygnować przed upływem okresu umowy.

Dlatego w tym wypadku przychyliłbym się do słowa określony. Stosunek trwały nie jest pojęciem fachowym.

A powyższe zdanie przetłumaczyłbym po prostu:
Stosunek najmu został zawarty na czas określony, tzn. że nie można go rozwiązać przed upływem okresu umowy.

Jeżeli chcesz dodatkowo sprecyzować możesz napisać: ... na czas określony, bez dodatkowych klauzul umożliwiających ...
